My wife and I stayed here on short notice. While Room 5 (King) is dated by most standards, the room was clean and absolutely odor free... not even a scent of Downy, Febreze, etc. We both appreciated that the most. The heat worked fine and satellite tv is provided. We enjoyed our stay. 

Exceeded Expectations 

Overall, not bad. 

An outdated motel that the owners are apparently in the process of updating. 

Relatively reasonable ( considering proximity to Bryce Canyon NP ), small, but clean, rooms; low-flow showers, ( but not unexpected in the thirsty West ), and; nice-sized TV. 

I would offer two items of constructive criticism to the owners:

First, the office should be better attended. Lack of presence does not speak positively about attentive ownership. 

Secondly, it was cold during our stay, and the control for the heat/AC was indecipherable. 

Would it be possible to provide some clear, printed instructions to your guests so that they do not have to sleep with the coats atop the bedcover?

You are fairly close to having a good thing going, but the devil is in some basic details

Good....but

We spent two nights here in mid-September when we hiked at Cedar Breaks National Monument.  Check in was the only time we saw anyone in the office.  All other times it was locked with a note to call for help.  Think the managers are handling multiple motels.  This was not a big problem but could be if help was needed quickly.  We travel a lot, and in my opinion, the room was quite small.  And it was touted as ‘deluxe’!  With two queen beds, a desk and chair, and other furniture, it was difficult for two people to share the same space without one having to move out of the way.   Amenities included a frig, microwave, hairdryer, iron/board, but no coffee maker.  There was one luggage rack, so one of us had to put her suitcase on the floor.  Linens were clean, white, and inviting!  

The bathroom was a tale of two extremes.  Part of it looked newly remodeled with nice flooring, paint, and fixtures, although the sink had no counter space for personal toiletries.  The shower part was much older and dated; the pink tile was a dead giveaway to its age!  It was quite dark and small, and there seemed to be mold or mildew growing in the grout.  Someone should get in there with a spray bottle of bleach and soak everything!!!  Hopefully there are plans to remove this existing shower and replace it with something more updated—and clean!  The bathroom had some wasted space that could be used for this.

There was no breakfast offered.

Mixed bag

Owners are a  godly couple who try to make you feel comfortable. 
Yes, older motel, but why spend for overpriced big chains when all you need is a bed and shower? It fits the bill.  We all want to be over achievers and brag about expensive luxury hotels,  but our bodies need sleep , not fancy breakfasts or pretty looking showers or things that dont matter once we close our eyes and reach dreamland.  
Give it a chance, enjoy the place, live like decades ago.   And yes, you still have a TV and A/C in the room.    And...you'll be sleeping next to Victorian-era red brick homes that line the whole street.    Enjoy life !! Count your blessings!!

Good bargain

Great place to stay.  Quiet, clean, very nicely decorated.  We decided to try this place based on the reviews.  This is a nice place to spend the night.  The remodeled rooms are great.  They really did a good job.  The bed was amazing.  So comfortable.  Great rates and nice people.  I would stay here again for sure!

Don't overlook because it is vintage

Charged my card twice and even after I showed them on my bank statements they continued to tell me they didn't have my money so they couldn't refund me. Has a attitude with my wife and told me it would be best to drop it like it was a threat. Bathtubs are all dingy and gross. The staff is less then helpful. They don't care about you. All they want is money. The beds are very uncomfortable. And the frames are coming apart underneath. Electrical is outdated. Looks like the 80s threw up. Will never stay again or recommend. There are plenty of other places to stay in panguitch then this rathole.

Ripoff scam money hungry

I generally don't stay in cheap motels because of their reputation, but this one was a convenient stop on my way down to southern Utah.  Although a rather old property and looking dated from the outside, the interior had modern, clean furnishings, including a microwave, coffee maker and fridge.  I arrived late on a cold winter's night and no one was in the office requiring a call for the host to walk over from a nearby residence, taking less than 5 minutes.  The room had a light on and was pleasantly heated.  The bed was comfortable and had plenty of pillows and warm clean linens.  There was a small table and wooden chair for sitting, but not very comfortable.  The wood night stands were old and losing their finish but functional.  There were enough multi-outlets for charging my phones and computer, not sure if there was wifi because I didn't have time or the need to use it.  The bathroom was very clean, but quite small, in fact I could probably shave and brush my teeth while on the toilet because the sink jutted out over the toilet seat.  There was also no shelf or counter top around the sink, so no place to place a toiletry bag.  The climate control functioned well even though it was a floor furnace and didn't have a fan for white noise.  This wasn't a problem because the adjacent guests were quiet, but the walls were pretty thin and had there been noisy guests, I can see where this would be a major issue.  The TV was new and had plenty of news, movie and sports channels.  There is a gas station/convenience store catty-corner to the motel.  For $40, I think this was an exceptional value.  Suggestions for management include reprinting the sign on the office door with the host's phone number because it was fading and difficult to read at night, putting up a shelf in the bathroom, and possible providing a fan for white noise while sleeping; otherwise doing a great job with the facilities.

Don't let outside appearance fool you

The room was clean and had new furnishings. The refrigerator and microwave were appreciated. The motel was old and had few amenities. There was no place to put luggage and no table for using computer. A power strip had been added between the two queen beds; it appeared that it was anticipated that the computer would be used while in bed. The bathroom was awful! It was so small that you could put your foot in the tub, wash your hands in the sink, and sit on the toilet at the same time. The paint was peeling off of the wall. The fiberglass shower/tub was awful. The innkeeper should not have rented a room that was in this condition! The finish was off of the fiberglass which made the white unit brown, gray, and streaked- filthy looking. There were holes in the fiberglass and pieces were broken off of the walls. It was so bad that you were afraid to touch the walls of the shower or step in the tub. Our room certainly did not look like the pictures on the internet. The web site is very deceiving! 

Very disappointed!

We booked the room with two queen beds.  The room was recently renovated so it looked fresh and clean.  The fridge and microwave was nice to have.  15-20 minute drive into Bryce Canyon.  There’s a cute cafe across the street that serves good espresso drinks, pastries, and empanadas. It was a very comfortable stay.  

Clean and convenient 

We were just passing through here and we didn't regret choosing accommodation, the rooms were renovated so that we could see them, and unfortunately the bathroom was still old, and it was like a wet cell in the camper, which wasn't so nice.
