Booked into Oakbank on 28th to 30th December,  2 adults and our little Dog.
Upon arrival , we had to go to the Angel Inn just across to check in .
We were in Room 22 , it was already dark when we arrived .
This room is very well equipped , you have Iron / Ironing board , great tea tray , hairdryer , heated towel rail in the bathroom , safe and a small hanging area , the Room was lovely and warm , as were the communal areas . 
We went straight out to the Angel for food and drinks as we had travelled over 3 hours , that was also nice .
We returned to our room later that evening and I noticed how grubby the bathroom was , the mirror was filthy , as was the shower cubicle .
We went to bed and the pillows are so hard , and smelt of dog , it was very unpleasant and uncomfortable. 
The following morning , in the daylight , I noticed how grim and dirty the whole room was , the wall where the bin was , had tea stains all over , where guests had thrown tea bags in the bin and the walls never wiped over . The bedding was horrible and cheap , and all smelt of dog.
The breakfast is served in the Angel pub , which was lovely , so after breakfast , while the pub was really quiet , I spoke to a member of Staff regarding the state of our room , I asked if there was any possibility of us being moved for the last night of our Stay , and I highlighted the issues we had . He advised there was no availability elsewhere to reaccommodate us , so I said we wouldn't be staying another night as it was too dirty , he apologised , said he would send housekeeping in at some point , but in my opinion that wasn't good enough and we were uncomfortable staying in that room again .
So we only had one night in Bowness , which we had been looking forward to , and travelled the 3 hour journey home , no refund offered , as non refundable , so light in pocket also . 
If a Customer was stood in front of me , and said they were returning home and not staying the duration of their booking because of cleanliness I would have been slightly more remorseful of the situation .
A huge disappointment for us . 
Oakbank needs a deep clean , just because it's dog friendly doesn't mean it has to smell and be dirty .
A real shame , as it does have so much to offer , and the Angel Inn is lovely .
We are going to try and recoup the money from our wasted night , but I hold out little hope for a positive outcome .

Has everything you need , but dirty 

Such a lovely place in a great location.  The staff were fantastic and the breakfast in the hotel was excellent.  Try the merlot in the bar.   One of the best red wines that I have had.  Really good value and deserving of 5 stars

Lovely room and great place to stay 

We booked hotel stay under the previous owner and was not advised of transfer of ownership to the Inn Collection. We had paid a deposit and agreed a specific deal which was not honoured by new owners, The Inn  Collection group. Breafast was at the Angel Inn down 4/5 flights of stairs across the road and up into the pub. There is no lift, the menu said 1 peice of bacon, 1 egg, 1 hash brown etc and it the menu was correct. Do not expect more, We left a day earlier than paid for. We raised our concerns with the hotel group and besides a standard acknowledgment have heard nothing else. If I could give this hotel a minus score I would. We had not visited the Lake District before and based on this experience we wont be returning

Hotel spoilt by takeover of dreadful The  Angel Inn

We stayed at this hotel for one night in Oct 2020. We booked on the same day. The hotel is within 10 mins walk to the pier and centre of Bowness. It has a car park but can test your parking skills. Our room was on the top floor with no lift but the views were great. The room was spotless, new carpets and very clean bathroom. The bed was very comfortable. The breakfast room was contemporary with nice views. We enjoyed the freshly cooked breakfast and the staff adhered to the Covid rules. I would recommend this hotel due to its position and high standards.

Friendly Hotel

Fairly short notice booking, paid a fair price for the area and felt good value for money. We had a first floor Standard Lake View room (#5) which had a great viewlooking down from on high over part of the town and the lake, with stunning autumn coloured woods further back. Good clean room and ensuite room, nice size. Some soft furnishings had been removed because of Covid 19 requirements, this was made clear when booking and also on arrival, the rooms were still lovely. Staff were really pleasant, we had a prompt welcome and check-in, breakfasts were well organised and managed by friendly staff. It's an ideal place to stay, we went walking around Ambleside, Windermere Lake, took a cruise and ate in Bowness and Troutbeck, and the location is a very short walk from the lake and local bars and restaurants. Would have no hesitation in staying here again, it was part of a perfect 3 day break. 

Nice place to stay, perfect for exploring Windermere

We have just returned from a weekend at Oakbank 2nd and 3rd October. We have stayed before and I have to say we again could not fault the place. We had room 8 and was pleasantly surprised with the size of the bathroom.... it was huge and very modern. The room is a good size with the added bonus of windows above the bed which makes the room very light and airy. Location is great as are the views from the dining room of the town and Lake Windermere. The staff at breakfast are really lovely and I thank you all for your kind hospitality. Really good measures in place for Covid and felt very safe and relaxed there. Can not wait for our next visit.

Another great stay

Stayed at Oakbank House weekend of October the 3/4 ,had a lovely time,room was comfortable and clean,the Guesthouse is in a superb location only minutes walk from all the local amenities,resteraunt a,bars etc.,Danny the owner very approachable and friendly and that is mirrored by his staff,there is parking available and a Superb breakfast on offer,in fact one of the best breakfast menus I’ve ever seen ,all top notch grub to boot,loved our stay and will be back there again 100%,many thanks 👏👏👏

Excellent Stay

Had a nights stay here, nice clean place nice towels and comfy bed, good sized room, nice staff plenty of sanitizer around, free parking but a few steps at front, good breakfast served at table plenty of choice would definitely stay here again

We stayed here last nite, breakfast was very good , but the rooms look nothing like the website. Very dated  rooms and hallway, tap broken on the basin and the shower curtain was well used.
Our room was described as Superior with Lakeside views at £140. 
Never mind we will still enjoy our day x

Back to the 70s

Just spent a lovely 4 nights at this establishment and can honestly say we would be happy to recommend to any of our friends. Our room (no.5) had excellent views of the lake.... which would be hard to beat (see attached) The bed was very comfy and the bathroom was modern, with a lovely hot shower. 
The choice of breakfast was exceptional and the level of service was outstanding - what a great team you are! 
Will definitely be booking to stay again next time we visit Bowness.
