This is a lovely place to stay. The hosts, Boris and Tina are warm, welcoming and friendly. They have good local knowledge of walks and places to eat and are great ambassadors for the area. The room was comfortable and clean and there is a large sitting room and a conservatory if you want to relax. There is plenty of choice at breakfast time with luxurious homemade muesli and fruit salad, full English breakfast, pancakes, croissants... It Is the hosts, Boris and Tina  who turn this house from a good B&B into an exceptional one.

We spent two nights here, staying in the Icomb room, and were very happy with our stay. The room was spacious, clean and comfortable. The bathroom is big with a lovely double ended tub, the only down side being that it has a shower attachment but you can't take a stand up shower in the bath. But it was great to be able to soak in the bath after a long day's sigh seeing. This room overlooks the road and is in the main house, but luckily the road is fairly quiet so we did not get disturbed in the night. The tea and coffee making facilities in the room were very welcome. The free wi-fi worked well too. The B&B is located close to the town, an easy 3-4 minute walk and there is parking for a few cars. Breakfast was great, there is a good amount of choice from the full English breakfast to Trout, plus fruit salad, yoghurt, juice and cereals. Boris and Tina, our hosts, were courteous, friendly and helpful. Yes you will pay a bit more than average to stay here, but nowhere in the Cotswolds is cheap, and it is worth the price you pay to stay in comfort in a convenient location. I would book this place again.

The room was good. It is just a short distance from the centre of bourbon in the water.
Overall it was a good base. The breakfast was good and the young couple who managed were very helpful and friendly. Would go again

A warm welcome

Lovely break in the Cotswolds

Good

The room was in the conservatory annexe and smelled damp and musty. The bed was really uncomfortable and I don't think a feather duster had been out for some time as there were thick cobwebs on the curtain rail. The en suite bathroom was damp and musty and the basin taps were very loose. The young couple who run the place are a saving grace thought, as so polite and helpful. Also, the location is quiet, despite its close proximity to the village centre. You can tell the owners have moved on to their next project, without needing to know the place is up for sale.

Good location, great hosts, but overpriced

We tried booking here based on two previous visits that were outstanding. Sadly, they are now out of business. 

The building is vacant and has for sale signs on it.  Is still comes up as the #10 rated BnB in town.

The town of Bourton on the Water is amazing and a must visit.
