We stayed at Theresa Inn for about a week and we really enjoyed our stay.

The room was clean, spacious and comfortable for a family of four. We had a room with three beds and mosquito nets for each. 
The owner was very helpful and nice. On our first night, he gave us a ride to the pharmacy so we could get medecine for my son. It was very appreciated. 

The kids loved the place because of all the pets (rabbits, birds, dogs) We really enjoyed this quiet place and its location.

We also really appreciated the ride to the train station in the early morning.

The rooms are nice and clean, bathroom isn't brandnew but just the thing yoru get for this budget, good enough. There's a nice balcony where you can meet the other guests. The manager might be a bit grumpy sometimes, but I had no problem with him and he gladly provided all sorts of information.

We stayed 3 nights and enjoyed our stay. The room was clean and pleasant. Breakfast was local and more than enough. Mr Joseph was very helpful with local information arranging local transport etc if needed. We walked/tuktuk to town, temples, restaurants etc. No hot water, but not needed. WiFi at reception. 

We moved here specifically because we heard there were sausage dogs. There were and they were great, they had a few fleas but hey ho no ones perfect. 

Aside from dogs, rooms nice enough and a nice  balcony area to sit in and meet other travellers. Owners/staff helpful but not particularly friendly.

Nice hostel, nice rooms

Well, hygiene was poor, scooter rental excellent. Whatever makes up for the other.
I know it's budget stay with about 3k for an airco room (fan 2250) but the room hadn’t  been cleaned for months given the amount of mouse excrement/hairs in the bathroom and dirt in the room. I was too jetlagged to start about this. I took one for the team (future guests) and flushed all the sh++ away with the toilet pistol.  
The guy presumably the owner is kind of jovial, but I think he overpraised his own grace for promising me a bar of soap and missing bedsheets when I had to ask for it “even though it is a budget guesthouse”. I had to ask for it again later and got it with grumpy reluctance from a lady. And I don’t think “budget” is equivalent to never stepping into one of your guesthouse rooms. 

Breakfast is good if you get the local one. One day a local breakfast was presumably impossible so we got the inane continental toast + egg thing, which conveniently unmentioned (apparently should have asked) was double the price. Next day, the local one was “impossible” but when we refused the toast, immediately it became possible. Without hypnotist training, this change of cosmic possibilities was like magic or divine interference. Well. 
A weird thing is the malnourished cat on the premises constantly meowing for food and then attacked by the sausage dogs if it comes near. Kitten is probably starved to death by now.

The first room I had was filthy, dirty and super tiny. I asked for another room and it was slightly better. The shower was awfully dirty and rusty and there was a huge and old spider web in a corner of the bathroom, right at eye level. Breakfast was served on a filthy table in filthy dishes in a sinister corner underneath a very noisy plastic roof. The lady owner is the most unpleasant person you can ever meet while travelling. on the other hand, her husband is quite nice and helpful, which makes it a shame to complain about his guesthouse. But you gotta tell the truth, righ?

Don't go there!

I believe the bathroom must not have been cleaned since the last positive comment. Hairs stuck on the walls, toilet showing a trace of each previous 17 guests at least.
If you book using your cell phone, the unfriendly boss will call you 10 times during the 2 days prior to arrival for no reason. Can't believe this place is in guide books !
