Ajeth and Ranathunga are very amazing, so friendly, helpful, and welcoming, they made us feel like at home. We wanted to stay just for 2 nights but we stayed longer and came back after a trip to Sigiriya. It’s a very simple guest house which would deserve a little bit of paint, the rooms are clean, the food is excellent and the price is very low. We had hot water, ok Wifi. The owners are a very nice couple.

Thank you to the owners of this friendly guesthouse. They are very nice people and good cooks too. It is a simple house with a couple of dogs, and popular with visiting Sri Lankans as well as foreign tourists. 

Friendly owners, clean rooms, and decent prices; well worth a night (or two) while in the city to explore the temples! Bikes also available to rent (at negotiable prices) and the owners will gladly point one in the direction of good restaurants and bakeries, too! 

We stayed here for four nights and were happy with the quiet and calmness of the guest house.  We had a lovely little courtyard outside our rooms with comfortable chairs and well tended plants - be prepared for the mosquitos though! 
The rooms were clean and had good mosquito nets.  The bathrooms were a little tired, and in one the toilet leaked.  We weren't made aware when booking that there were 2 standards of room - we'd picked the cheaper option which didn't have hot water. Thankfully the 2 guys working there were very accomodating and boiled some buckets of water for us to wash with! 
Breakfast was...entertaining :-) Patience was definitely a virtue, but eventually you got eggs, warm bread, fruit and hot beverage.  The water tasted a little muddy, but was no doubt harmless.  
It's in a good location not far from town and is lovely and quiet.  
Free wifi was availble and covered most of the property.  
NB There is no chance of a view of the lake from this property.   
Laundry can be done - and was clean and pressed for a good price.

A little bit Fawlty Towers, but very pleasant and relaxing

Lovely location, quiet road near the town, but this hotel is in need of updating and refurbishment.  Having said that, the price per room is very low and you get what you pay for.   The rooms were clean and adequate but we found some faults on check in - worth checking that lights, fans, A/C if fitted, and showers work as they should and that mosquito nets (if you want to use them and you probably will) actually cover the bed.
The breakfast was excellent - no complaints there.  We ate dinner in one of the several rather swish hotels in the same road.
