We stayed here for two nights and it was a perfect location for exploring Dinant. Frédéric had great communication and check in and out was easy. The beds were the most comfortable I've ever slept in and it was perfectly clean. There was a fully equipped kitchen for us to use as well.

My husband and I stayed in this room for one night.  The room was beautiful and has everything you need.  With what we were super happy with, was the view of the canal .. Awesome view and the room is in the center.  We went everywhere on foot.  We highly recommend it. 
Mr Frederick is very friendly and really helpful.

We arrived at a different hour than advised, but Frederic had left me a note stuck on the entrance door advising how to get the keys. When we opened the door to our room...WOW, what a view to the Meuse river, very comfy too!! Breakfast and meals dowstairs with all the commodities. Really, I wouldn't change this place for a five star hotel!!

Starting with an excellent location, high attention of the host, clean and spacious rooms and bathrooms and last but not least an very good price. Strongly recommend the place to stay in Dinant.
Its a 3 floor building with 2 rooms per floor with a common kitchen and dinner room. You can rent one floor or go with family and friend and get all floors.

This hotel had a great location just two minutes walk from the citadel entrance, 15 minutes walk from Maison leffe and the caves, and a few minutes to the boats. Lots of bars and restaurants right on the doorstep too. Room was relatively small but very comfortable, it got a little warm - the fan was very good but in August it wasn’t quite enough! Owner was very responsive and friendly and left clear instructions for keys etc. 

The location of the hotel was a bit of a challenge but it is in the center of the town. Dinant was a gem of a location- would definitely return. The ambiance was great. This location was where the saxophone was developed- there are many saxophones throughout the town giving tribute to the sax and Mr. Sax.

I stayed in a double room w private bath. Frederic is an excellent communicator and check in went smoothly. My room was spotless and the bed was very comfortable.  The view of the river was lovely. 

The entry could be improved - it is a little shabby and you have to unlock two locks, one about a foot off the ground and the other at the top. Once inside, you do the same to lock the door. When you leave, you do all 4 again in reverse. It was awkward doing that every time I entered or exited. I don’t mind self check in, but a modernized electronic entry would be much better. 

The biggest drawback was the WiFi. It was very slow and weak. If you might have to work in your room at all, this hotel is not for you unless WiFi is upgraded. 

From the moment we booked our room, Frederic was communicative and helpful regarding our stay, and this continued via several email exchanges prior to and during our visit.  He sent us very clear instructions regarding accessing the property, and he kindly (and very quickly) answered our questions about parking.  I can’t imagine a more wonderful property manager!

We reserved a duplex studio for our party of three (two adults and one child) for one night in September.  We were assigned to the “private guesthouse” adjacent to the primary property.  As the only guests at that house for the night, Frederic kindly offered us a choice of the space we’d reserved or to instead use two separate rooms on a lower floor.  To share a bit about the private guesthouse layout, since I hadn’t seen anything online about it, the entry floor features a shared kitchen/dining room/living room space.  The next two floors, deemed the first and second floors, each have two rooms with a king bed and a shared bathroom in between.  The third floor has a single large space with two king beds and the bathroom contained inside the room.  We opted for the two rooms on the first floor, as one had a full river view and one had a full church/citadel view – this applies to the second floor rooms as well.  The duplex studio on the third floor technically had views of both, but they were via skylights and therefore less striking.  If making a request for a specific view, we found the river view to be quite stunning, while the church/citadel view is more subtly in the background beyond the street (although still very attractive).

The property is perfectly located in the heart of Dinant.  If you’ve seen riverfront photos of the church, you’ve seen photos of Les Voisins de Mr Sax, as it’s in that picturesque row of houses along the Meuse.  You’ll park your car and won’t need it again.  Parking will require some patience, but Frederic can provide guidance if necessary; we lucked out after a bit of circling and manage to find a spot on the street behind the church.

Our rooms were very clean and spacious, and the beds were comfortable.  The bathroom was quite large and featured ample hot water and water pressure.  Décor throughout was pleasantly modern.  Hand soap was the only toiletry item provided.  The kitchen was well-equipped for visitors, and free coffee and tea were provided (with other drinks available for only 1 Euro).

Overall, we loved our stay, except for the noise level in the house.  Other guests weren’t the issue, as there weren’t any.  We instead heard noise from adjacent buildings as well as from construction along the riverfront.  Hopefully, the latter wraps up soon, as the noise started at 6 am and didn’t let up until well into the late night hours.  But if you’re a light sleeper, noise from neighbors is likely to be a bit of an issue, so bring ear plugs.

Ultimately, the property proved to be a perfect place to stay…just a terrible place to try to sleep.  We also felt like the value wasn’t necessarily there given the relatively high price in the absence of included breakfast (we would’ve felt even more so if we were sharing a bathroom, hostel-style, while paying hotel prices), but there aren’t many options if you want to stay right in Dinant, so we have no regrets.

We stayed one night and were perfectly satisfied for the price. Clean, small room, no frills, but just what we needed for a short stay.
Fred was very helpful informing us of the check in, WiFi, parking etc


Small, clean, just enough 

No key in the Lock Box! NEED TO HAVE ONE LOCK BOX PER APARTMENT. 
I called Frederic 3 times. No help. He just said it was not his fault, as another guest took 2 keys. Eventually another guest let me in.
I waited outside in the street for over an hour with my bags. A complete Disaster.

Stairs look like they are temporary stairs on a construction site, together with scaffolding supports. Very precarious.
