Mini-bus full of ladies booked a pre-theatre afternoon tea - couldn't have been happier the service was second to non Marion and Steve couldn't have done anymore for us, and the food well what can I say de-li-cious and all freshly made.  At first it didn't look like much but we were all "stuffed" and had to take doggy bags. Sandwiches, sausage rolls, quiche, scone with cream and jam, carrot cake, lemon drizzle cake and last but not least chocolate cup cake Mmmmmmmmmm

Vey clean room, nice and warm. the staff coudnt do enough to look after me, even loaning me an umbrella for the rain. Breakfast was superb , well cooked and hot and plenty of it.
Hotels could learn from this place, will be back.

Simple rooms in a family run B&B, some en-suite, some not. Big delicious breakfast, friendly owners, nice quiet area next to Hull New Theatre. Parking is £3 a night about 400yds away in a multistory. 
£35 for a single room means I will be coming back whenever I need to stay in Hull.

A couple of friends and I planned a last minute overnight stay in Hull and found this wonderful hotel on a popular hotel search site.  Seeing great reviews and at such a great price, I couldn't believe that we were getting such a bargain so close to the centre of town.   This had to be too good to be true, right?

Wrong! it is as good as the reviews say, if not better.  It's easy to find.  We initially parked up outside to drop off our bags at about midday.  We were greeted with a warm welcome.  We were greeted by one of the owners (sorry I didn't catch his name) who, after checking that our room was available, allowed us to check in early.

Our room was really clean. We were in room 3 which uses the shared bathroom but has a sink in the room itself which was handy for cleaning our teeth. We were told the wifi password, and the wifi itself is really reliable (which is more than I can say for expensive chain hotels).  They also gave us tips of things to do in Hull, which was really helpful.

We then dropped the car off at a car park just off Freetown Way, and is more or less behind the hotel, and really cheap too.  It was then only a five minute walk to get to the Queens Gardens area..

When we came back to get ready for our night out, the owners were around and were really friendly and chatty.  They took our order for breakfast the next day and asked us what time we wanted it, which was really nice.

I had a shower and found it to be just the right pressure.  The room itself was really keen and well kept.

Breakfast on Sunday was great. They checked that we still wanted what we ordered, and also explained that there was orange juice/cereals out too that we could help ourselves to.  They also had a selection of different tea bags.  I only had toast, and had a selection of white and brown bread.  My friends had the veggie and normal English breakfasts and the plates were clear.  I noticed other guests cleared their plates too.

I definitely highly recommend this hotel. I wouldn't want to stay anywhere else in Hull, if I ever visit again - great value, great location but, most important of all, a really friendly, family run hotel with fantastic service.  The family have been running this for 18 months and wish them well deserved success in the future.

Marion and Steve are lovely hosts. Cosy room, great breakfast, great price. What’s not to like? I’ve stayed 3 times now. It’s so convenient for the city centre and its attractions. Less than 10 minutes walk from the station
