Firstly don't let the first impressions put you off - yes, the establishment is on the third floor of a on older building and the common area of the building is tired... but that's pretty much the only negative. There are no common areas as such but each room is very well appointed and uber clean in a crisp modern but understated style. Powers showers, good internet and the most comfortable beds in Ukraine tie up the deal and the staff were all pleasant and helpful.
