I have stayed there for 3 nights and it was one of the best places I have experienced in Srilanka. 
Very clean rooms with enough space and beautiful views to the Kandy lake and  mountains. 
The owner and staff are so friendly and ready to help you.  
I definitely recommend this place for a calm and enjoyable stay.

Nice place, friendly owner

The description and pictures does not match this hotels current status due to new owners. The ratings on  Sandamadala should start from scratch. It feels like a scam! 

There is no restaurant in the hotel, no breakfast is served as described. The new owner(owns two more hotels) wants you to use his other expensive hotel restaurant 5 mins walk away.

The described, supposed wonderful, terrace is not in use. For now it is just concrete, a lot of leaves and no furniture. The shop in the bottom is empty, in fact the whole hotel is empty part from 6 rooms and the poor guy whos just started working there.

There is no TV as promised if you like that. There are mosquitoes but no nets so we got quite bitten and disturbed. There is no furniture om the "balcony", no place to sit outside.

I cannot recommend women travelling alone staying here, you don't really feel safe. Some other hotels nearby has guards, the rooms here is just some small steps away from the dark road and you feel sort of lonely in the buliding.

The rooms are facing the road and the traffic is surprisingly high. At 7 am in the morning it was jammed with tuktuks and cars heading west - of course using their horns. Lots of dogs running around fighting and barking during  the night.

This is one of few(the only?) hotels on this side of the road, most of the others are on the other side facing the valley with the road in the back. It would make a much nicer stay. If you use the stairs across the road you come to a much calmer and nicer area. 

I tried to speak to the manager but if it was language problem with the guy working there(he was nice and helpful but claimed to knew nothing as he was new) or if he didn't want to speak to me I can't say.

If you want to get into a fight- this is the place to be!! 

I am 19 years old, female, and have been traveling for 6 months on the Philippines, India. etc. and this was the first time that I felt threatened! 

The hotel was actually recommended by us from last year, and the rooms were fine. But, unfortuniately: 
1. They tried to screw us over by offering a higher price than the one on any website like booking etc. after a bit of talking, their lowered the price and we accepted 3000 LKR per night (in off season)
2. No breakfasts, not even possible to book extra 
3. The WiFi didn’t work 
A bit disappointing, but no big deal so far. You get used to things not working in hotels while traveling, but normally after saying so to mangers, they apologize, or give you a discount or something and you’re still happy with the hotel. 

But when we talked to the manager here, he just said: “just pay and go”. 
After we added that we think the price is too much since we couldn’t have breakfast and didn’t have WiFi the manager was freaking out!
Several insults like the nice “F” word followed, he kicked my backpack (with laptop, phone in it etc.) across the room and after I said that he couldn’t do that, he reminded me, that we should jut pay before he’ll hit us. 
Quick reminder, I’m 19 years old, 1,75 m tall and female... I do not look dangerous to guy that is a head taller than me, but for some reason he felt the urge to get into a fight.  
My friend (19 and a guy) got his fair share of threats as well and 10 seconds longer in that room and the mangager would have probably swang the first fist. 
 Since we don’t want to get into a fight, we paid, left and just heard the manager yelling to the street dogs “catch them”. 

I get that things go wrong in Hotels sometimes (worked in a hotel myself), and everybody has a bad day sometimes, but there is a gigantic red line that is crossed by being aggressive, insulting, and threatening to hit your guests, just because we criticized that the WiFi wasn’t working.

Manager almost hit us

we hired a bike for a night to go on a trip since there is no place to rent out a bike. the front light was broke and he gave us 2 cracked helmets. we accepted it as there wasn't any other choice for us. we carefully used the bike as we promised, and that night when we were about to return the bike we gave a call to that person and said "we're on our way give us 30mnts we will return the bike." instead of accepting it that person said "don't come this night (that he is going somewhere) , come tomorrow and pay for another half a day" we shocked and we discussed we said okay. and next day early morning my husband went to return the bike and the owner had started to complaint about the helmets. it was cracked and we had to do nothing about it but my husband patiently explained it to him and his reply was terrible. he asked us to fix the helmet and only then return the bike.it was really disgusting. and we had to pay his damn service  1500(full day)+750(half a day)+450(fix the helmet)=   2750 in total.  he treats only the locals this way. DISAPPOINTING SERVICE.

bike rent out service is disappointing

The price does not match the level of accommodation. If the hotel was cheaper, it would be suitable for backpackers. The staff is not willing. It is not possible to book breakfast at this hotel. We do not recommend it.
