we stayed here for 5 nights we had a fantastic time, location right on beach, great breakfast overlooking beach lots of restaurants close by. friendly staff highly recommend most value for money in Hikkaduwa ,it safe ,clean and in the middle of the town .

The reviews and ratings (booking.com) are so wrong, this is not what is advertised online. The photos shown online are also misleading & outdated. There is no open courtyard as such but another building.

Upon arrival we were made to wait because our rooms weren't ready, even after 2pm. The rooms themselves are dark, oppressive and everywhere is in need of a good scrub. Our room had part of the ceiling missing and various parts of the bathroom weren't working properly (blocked sink, broken toilet seat, mesh coming away from "window"). The ceiling and sink were fixed (after some fuss was made and we were told we could not change rooms). The wifi did not work apart from in the main office and there was no hot water. 
As for the restaurant, not great. Worst curry I have had since arriving in Sri Lanka and everything is a bit all over the place.

We booked for 5 nights but decided we couldn't stay here. Upon voicing our concerns with the manager who then called, who I can only assume was the owner, it then came down to bargaining. In the end we settled for paying for 2 rooms for 2 nights (because they may not be able to fill them, which I understand) & 1 room half price because we were actually asked to move out of it immediately as they potentially had someone in need of a room (which we were not happy with but rather than waste any more energy, we agreed to anyway). 
I wasn't provided with a receipt and then received an email from booking.com the following day asking about the "no show". I went back to the property to ask for a copy and they were adamant I had been given mine. I told them countless times I hadn't because they did not write anything down. They then proceeded to show me "their" copy which I quickly took pictures of in case of any repercussions - which has some questionable scribblings and crossings out.

Throughout our whole experience I must say, the staff who work here couldn't do enough for us but the management are not trustworthy, need some serious lessons in customer service and business management. 

At approx 45$ (USD) per room a night, you have some minimal requirements & expectations. 3 out of 5 of our group have backpacked across Europe, Asia & Australia and have stayed in accommodation for less that 5$ a night and still had better facilities, service & food than this place. 

My advice - avoid. There is an abundance of accommodation available on and just off the beach for all budgets.


Don't waste your time

The staff ignored all the problems. Tried to upcharge an overpriced room. The rooms were open air next to a busy spa in the day and feet away from loud speakers at night. The room was dirty and there was no hot water.
