This property is amazing. 
The location is excellent, only a couple of minutes drive to town but you feel like you’re a million mile away. 
Beautiful view from our room. 
The grounds are beautiful maintained by Joan herself. 
There is lovely sitting rooms to enjoy the view from and the magnificent plants throughout the home make this a warm and welcoming experience. 
The room is enormous. The bed and pillows were super comfy. 
Quality linen as well as good tea and coffee provided. Hairdryer, Iron and extra bedding also provided. 
The bathroom was also huge with a brilliant shower (my husband loved it). 

Joan is an absolutely amazing woman. 
Make sure to stop for a chat with her when you stay. 

Joan doesn’t do breakfast anymore as it’s too much for her these days. 
There is a great little cafe in the Main Street called Mangetout. We can highly recommend it. (We DO NOT recommend Ring O Bells).

A wonderful friendly experience Joan is a lovely lady her breakfast’s are memorable the en suite with the patio is the best room the surrounding gardens are a delight, the views of the estuary in the mornings are spectacular can’t wait to go back again.

This is a clean, comfortable and quiet B&B in a lovely location with a wonderful outlook.
Joan s an excellent host and doing everything herself is the ultimate personal touch. Breakfast was excellent and served with a good measure of Joan’s take on life. We will not hesitate to stay on our next visit to Kingsbridge.

A beautiful b&b in a fantastic setting, our room was clean and spacious with lovely views over the estuary. Joan was a brilliant host with such a great personality, she happily catered to our vegan dietary requirements and the breakfast was superb. We wouldn't hesitate to stay again. Well where can I start? This lovely spacious B&B is a real gem and a pleasant place in a lovely quiet location about 5 mins drive from Kingsbridge. It is run by an absolute brilliant lady called Joan who you cannot fail to be captivated by. Her nature, work ethic and knowledge are just admirable considering her age that is just not a barrier to her mindset to just get on with doing everything a B&B requires for the benefit of her guests. Our room was lovely and the view and bathroom was exceptional. The breakfast was spot on and listening to Joan was a real treat. She has so much life experience and an inspiration. If I am half as active at her age I will be pleased. I would recommend this place to any couples or group who want a charming and low key place to be based. Joan is a legend and I felt humbled by such a super lady, host and hard working individual. Take care Joan 👍

Stayed here for 6 nights last week,wow what an amazing lady the owner is, absolutely fantastic, she runs the place single handed,cooking,cleaning,gardening the lot, she’s at her happiest out in the garden whether she’s sat on her mower or got the strimmer out cutting the hedge.such an inspiration to the older generation, no need to ask google fir anything ask Joan what she doesn’t know isn’t worth knowing.This lady is a wonderful character.Her bungalow is excellent,bedrooms are very spacious even has a fridge and gets fresh milk inside every day tea and coffee replenished also.The bathrooms are all private and very very modern, take a visit you won’t   be disappointed .

We had a lovely few days at Estuary Farm view at the beginning of September.   The accommodation was first class – just couldn’t fault it!   Estuary View Farm is just a short car ride from Kingsbridge so near to all amenities.   

We had a spacious room overlooking the garden.  The bed was super comfy and we were provided with coffee/tea making facilities and a fridge.   The bathroom (right opposite the room) had been beautifully renovated with a big walk in shower and large bath.  

The house was absolutely beautiful and we were allowed the use of a large conservatory which was at the back of the property and overlooked the estuary.   The garden was spacious and because of the wonderful weather we would sit looking at the views (with a cuppa!)  in the spacious garden on our daily return from walks.  

Joan, the host, was super friendly, amusing and couldn’t do enough for us.   Her breakfasts were divine and she went out of her way to provide exactly what we wanted.  

We thoroughly enjoyed our stay and would definitely return.   Thank you Joan for everything.

Joan is a truly wonderful host, welcoming and accommodating. We had a double room with a private bathroom. The bed was extremely comfortable with soft pillows and cotton linen... flat screen smart TV, fridge with fresh milk, a kettle, tea and coffee. The radiator had a room thermostat which meant we could control as we wished. The bathroom was immaculate and lovely to have a walk in shower... and a heated towel rail. Views of the estuary from the property, and even a glimpse from the bedroom too. Breakfast was cooked to order and included cereals, yoghurt, blueberries toast. One can walk to the town (20 minutes), though remember a torch / mobile phone torch as there is no pavement. A return will definitely be on our agenda! Thank you for a great two days Joan, R&D

Lovely situation - very peaceful - great views, superb breakfasts, well appointed room with the most comfortable bed ever!
Joan is a wonderful, chatty, lady with a wonderful, dry sense of humour, who made us feel SO welcome.
We will DEFINITELY be returning

This B&B had it all; from a brilliant host with a great sense of humour, magnificent views over the lovely garden and estuary, large room with modern bathroom,  to a very good breakfast. This was a wonderful place to rest and relax.

What a find !

Wonderful break

It was excellent value for money given that the area is expensive to stay in. The house has excellent views of the estuary and has been kept and maintained well. The bathroom appeared to have been recently refurbished and was fitted out to a good spec. The bed was comfortable and we both had a good nights sleep. The breakfast was made to order and was excellent and the host made us feel welcome. The only downside was that the bedroom was a little dated and could have been a bit cleaner but we spent most of our time in Salcombe and our stay was purely for somewhere to sleep so we cannot complain.

This property is situated above the town on a remote road just past the co-op superstore.   It's isolation is misleading for on arrival you find you are entering a home where high quality facilities  bordering on luxury abounds.    The proprietors retired from farming and have turned their luxurious home into a guest house.   So many personal touches such as oil paintings and tapestries around the walls give s sense of it being a real home.  

Rooms are spacious and well equipped with a comfortable bed to ensure a good nights rest.  Just arossthe corridor is the shower/bath room which is another spacious area.     Without making it sound like an Estate Agents blurb the wide carpeted corridor from the entrance leads down to the dining area, lounge and the conservatory where there are stunning with estuary views.   The gardens are well maintained with lots of colour and well kept lawns. - all done by the proprietors.  

For any who like quality  then this property will give ample reward.

A hidden Gem

We have just got back from a two night stay at Estuary View Farm and were not disappointed. Joan has a beautiful home with each of our rooms covering all our needs (the beds were very comfortable).  Joan made a delicious cooked breakfast and was a wonderful host. We had lots of giggles and enjoyed hearing her stories. We are already planning on coming back with some friends.
