When we first arrived at Hotel Baan the door was locked; the bell wasn't working and we had to bang on the window to gain entry.
The manager then insisted we paid up front in cash and refused to accept a credit or debit card. 
If the city hotels had not been over-booked that weekend I would have chosen to go elsewhere at that point.
Our room was on the fourth floor up dirty narrow staircases and the whole buliding reeked of stale cigarette smoke.
On entering the room, we found it had not been vacuumed or cleaned and the bathroom had been left dirty with a soiled towel still present.
There was no toilet paper or towels and although there was a kettle there were no other facilties for making a drink.
One of the beds and the wardrobe were broken.
We asked for the rooms  to be cleaned but it was two days before this was done and we were only provided with two thin hand towels.
We were only offered a cooked breakfast on one of the three mornings and this was one fried egg on a plate for vegetarians and one fried egg and one rasher of bacon for others. 
There was a choice of any empty jar of peanut butter or an empty jar of strawberry jam. There were also cold meats or cheese on uncovered plates.
