It was clean and well presented, the owners were very friendly and helpful, the room was warm and comfortable. The bathroom was clean, fairly spacious with a most excellent shower.We missed breakfast the first morning due to taking part in an event, but found they had left us some bananas and apples for us. We had the full breakfast the next day which was spot on. And they have their own parking spots for 4 cars!Definitely  will use again , as we had a lovely stay.

Such a lovely friendly couple who are managing this property. Everything was spotless. The breakfast was excellent. So convenient right next to the town. A short stroll takes you to the heart of the dining and shopping area. Would definitely go back again...

Excellent b and b, right in the heart of Keswick  with parking, within easy walking distance to all of the shops, pubs and restaurants.Kevin and Xueyan made us feel very welcome and looked after us during are stay.This is the second time that I have stayed at this b and b and I will definately be visiting again.

Property owners were very friendly. Spend some time talking to them and you will see they have led a very interesting life.

We visited as a family of 4 lads on a walking weekend , we were doubtful about this bed and breakfast beforehand as some of the reviews were more than negative ! However we were not disappointed and happy to totally disagree with the poor reviewers . . The property is absolutely spotless from the bathrooms to the cutlery and everything in between… well done The Lincoln staff 👍 yes the bedrooms we stayed in could be a bit bigger to make it more comfortable but faultless otherwise, although the breakfast slot is only 30 minutes the food was excellent and very well presented so very enjoyable… I would definitely visit again 😀

Clean and well decorated B&B in a wonderfully central location within Keswick. Hosts were friendly and welcoming, took care of requests quickly, and very accommodating to our dietary needs for breakfast (which was delicious). View from our room was stunning to wake up to each morning. Would recommend this B&B to all!

Absolutely on standard for what you want for a lads walking trip in the Lakes.

2 night stay in January 24 just before the storm. Occupied room 4 which was about 10X10 feet  with ensuite bathroom. Not overly roomy but enough to walk comfortably around the double bed. Brand new bathroom; immaculate. Not a power shower but definitely felt like it. About 5 or 6 rooms in all, spread over two floors. One has its own private bathroom on a lower floor. Very small tv in the room and tea/coffee making facilities. Comfortable bed. House has 5 floors in total ; some private areas. Breakfast in the basement. Kevan looked after us , preparing out full English breakfast, including cereals / fruit/ Orange juice.. Think vegetarian was available. Private parking outside for 6 vehicles, free of charge. Fairly steep approach from the road up to the front door and of course flights of stairs inside to the guest rooms. Room very comfortable with the Central Heating even though outside  temperature pretty low.Just 2 minutes down to the market square. Owner quite sociable and takes care of guests. Guest rooms of different sizes- single , double, with/without bathroom.

Good Choice in Keswick

Excellent positioned guest house with views if mountains and town
Lovely host, hosting alone as partner was away nursing family  he done a great job. Nothing a problem even offered Champagne with breakfast on New Year's Day. Rooms clean and gave everything you need, although quite small but this wasn't an issue for 3 nights.

New Year stay not disappointed

Stayed in room 7 which was up 3 flights of stairs, which could be an issue for people with mobility problems . This room had fantastic views of the mountains, and was quite big but could do with a little updating, but the main thing was it was very clean and the bed was comfy. There is no onsuite in this room, a private bathroom which we had a key to, was down a couple of steps which was a bit of a pain in the middle of the night. You do not get supplied with shampoo or shower gel so need to take your own. The tv on the wall was far too small, we didn't bother watching because we could nt read anything that was on the screen, it was about the size of an ipad. A bigger tv would make a massive difference especially if you were staying for a good few days or a week.The hosts were friendly, and served breakfast between 8-8.30am prompt. The breakfast on offer was limited, a choice of cereal and a cooked breakfast, this was very nice and sourced from local farm. They don't provide fruit or yogurt or variation of a cooked breakfast. Just a note, this is not a good place to stay if you have mobility problems, although it is only 5 mins from centre The B&B is up quite a steep hill, then the house itself is elavated so steps and slope to walk up before you get to the front door, then more stairs to climb to get to your room unless you are on the ground floor.All in all had a really nice stay at Lincoln house, and would stay again  the parking bay was also a bonus.

The poor reviewers are wrong !

We stayed here for 2 nights. The place was cosy and had a great view of the mountains. The rooms were slightly cold for me as the heater settings for the room were turned off. This is an old property and this is done to keep up with the load requirement. 
The couple who own the place is warm and sweet. 

Go for room 7 for the best view and experience. However, this room doesn't have an en-suite. 

Nice stay with warm hosts. 

We chose this particular B&B for our holiday in the Western Lakes, because of it’s proximity to Keswick town centre, also there was adjacent off-road, free and private parking, and there was en suite room availability.  The satnav system using Google Maps did send us a long-way around the town; but only delayed our arrival by about 5 minutes.  We still arrived within a few minutes of the 16:00 check-in time.  We were pleasantly welcomed and shown to our room on the first floor.  

The immediate impression was ‘look at the view!’, which was simply stunning for us: as we just do not see any mountains, or hills of this magnitude were we live.  The room’s main window facing S-W provided a 120 degree vista of hills and mountains stretching off into the distance.  The other window just looked out onto the properties across the road.

The room itself was small but perfectly adequate, it was clean and very well maintained: bedding was changed daily.  The main room featured a 4’6” double bed (bit small when used to a 5’).  A moderately-sized wooden, glass-topped table with a large mirror above, and two drinking glasses a kettle, cups and supplies for hot drinks.  There were two electric sockets on the wall above the table (that’s a big tick).  The TV (with a remote) was wall-mounted two thirds of the way up the wall to the right of the table.  

To the left of the table was a door-less wardrobe divided horizontally into three compartments, with a decent sized drawer below the lowest compartment.  The middle compartment featured a rail for hanging clothes (hangers were provided).  The height of the middle compartment was only sufficient for shirts and folded trousers.  Longer items of clothing had to cascade over the front of the compartment.  A hairdryer was placed in the top compartment.

There were two reasonably comfortable dining chairs stowed under the table and two bedside tables each with three small, but deep, drawers.  There was only one bedside lamp.  There was a large radiator; not on, as it was summer and the room was not cold or draughty (the window were all double glazed). 

In the bathroom there was a ultra clean and efficient shower, gleaming clean sink, and a very clean WC.  The usual mirror over the sink and a wall mounted glass for toothbrushes.  Fresh towels (changed daily) and bath mat, soap, and loo rolls were all provided.  The heated towel rail was very efficient and I was pleased to see a power socket for my shaver and our toothbrushes.

It was a very pleasant and very clean room with attractive quality wallpaper and moderately sized piece of art. 

The stairs to bedrooms were slightly steeper than normal but not too narrow. The stairs to the lower ground floor dining area were quite narrow and again steeper than normal.  The fire escape ladder would have been quite daunting if I had have needed to use it.

Breakfast was served in the lower ground floor and it was excellent (the tea needed to be left to brew a while to gain strength).  What was particularly noticeable was how much the lady of the house remembered of individual preferences for all the guests.  For example I don’t like fried tomatoes (unless they are cherry tomatoes).  Having left my tomato on the first morning I wasn’t served one on the second morning.  We were not asked about tea vs coffee having chosen tea the first morning.  We could always change our order as the lady always came to our table one we were sat, and we were able to say if we wanted to change from the ‘usual’.

This was an excellent stay and we were both impressed by the un-stinting attention to cleanliness throughout the whole building.

On the Wednesday of our stay, the power went off at about 09:30.  We were out for the day, so it wasn’t an inconvenience.  Apparently a fault at a substation had caused a fire and about 7,000 properties in the Keswick and Penrith area were without power.  We returned about 17:00 and the power was still off, but was operational within 20 minutes or so.

Town centre B&B delights

Lovely place to stay, staff all so lovely and always helpful. Breakfasts were served by a lovely lady and were amazing every day. Rooms modern and spacious, PERFECT location with stunning views of the mountains from room. Private bathroom really nice and only a short way from bedroom (the room we booked had a private separate bathroom but this isn't the case for all rooms) great price, over all lovely will be returning next time, would recommend.
