Fabulous. Great host can't do enough for you beautiful room beautiful ensuite shower room spotlessly clean. lovely full English breakfast. Can't give this hotel enough praise. Excellent venue can't wait for a return visit which will be very soon.

I stopped at this hotel on 14th October with friends, it was the best small  hotel i have ever stayed in and I've been going to Blackpool for 40 years

 The rooms were spotless, nicely furnished and very comfortable 
Breakfast was really nice and served with filtered coffee, would  strongly recommend this hotel  100 %

In all the many years that I have spent visiting Blackpool, I have finally found somewhere that I would go out of my way to recommend. No 11 is a fantastic place in every aspect. Phil and Wendy go the extra mile in providing a welcoming home from home. Spotless, inviting decor, rooms are roomy. There is nothing to criticise and much to enthuse over. Breakfasts are top notch.

Excellent hotel - best we've stayed in in Blackpool so far.  The host was sooo accommodating, nothing was too much trouble.  Double room was spacious and the location brilliant. Will defintely return.

Loved our stay here nothing was to much trouble the hotel is well kept our room was perfect. Room 4 very spacious and comfortable we were given a free parking space and was made so welcome. There tea coffee provided in room and biscuits tv hairdryer huge beautiful bathroom and really comfy bed this is ideal situation for getting in to the town nice easy 10 min walk. Thank you for making us feel so welcome

This was my wife’s first visit to Blackpool, for me it had been 30 odd years since my last. I must admit I was a little sceptical remembering my last accommodation there but I have to admit this was quickly put to rest. From the hotelier’s warm and friendly greeting to the clean, well decorated roomy accommodation all my fears had gone.
Fresh fruit great visitors on entry and all rooms are provided with tea and biscuit facilities and as mentioned very clean . A very hearty full English breakfast sets you up providing energy for the day ahead. There may not be a bar as such but the hotel is licensed and sells both a range of soft and alcoholic drinks which can be either taken to the room or enjoyed  in the relaxing atmosphere of the dining room. Parking is very limited having only three spaces, which are provide free of charge should you be lucky to have booked first, although there are car parks very close by.
The hotel’s situation was ideal for us being just a short walk to the north pier and thus an ideal start for all the entertainment along the pleasure beach.
Finally, the friendliness, cleanliness and pleasant decor have left us with a positive outlook which means that we both will most certainly be returning.
We are personally giving this hotel a 5 star thumbs up and hope anyone having read this and makes a booking will feel similar.

Phil is really nice, very welcoming and nothing is too much trouble.

Hotel 11 is in a good location, modern, very clean and tidy, we stayed in room 4 it as a king size bed, big bay window with sofa so you can see the sea too, bathroom really good size with shower, all very clean.
We came with our friends they stayed in room 2 which is a good size double, they’ve not been to Blackpool for many years but loved it here and will be back.
The full English breakfast is great sets you up for the day.

We were going to come back for New Year but Phil is fully booked and we won’t stay anywhere else now.

After staying at another hotel which I can’t mention and we wanted to get out off urgently we was advised to see if No 11 was available. We went in there on Saturday night and wow is al I can say!! Phil was warm and welcoming!!! The place was spotless and Phil took great pleasure in showing us to our rooms!! After and evening out having a drink with Phil in evening and finding out about his life you’ll find out what an amazing and genuine person he is nothing is a trouble despite only taking over this B&B a few months ago. To be honest I wanted to take my shoes off as I went in. The bedroom was clean, the bed comfortable and the breakfast amazing!! Nothing is an issue and I can’t wait to visit again!! 5 star +

Had a lovely couple of nights at Hotel 11 and the owner Phil was so welcoming. On arrival he showed us where to park and before taking us up to our room, offered us a drink, which after a long journey, was greatly received. Our room was lovely and huge, had a sea view and a very comfortable bed. The breakfast was beautiful and perfectly cooked, there was 2 very clean plates at the end of it. Phil was quite knowledgeable of the area, having only lived there for about 6 months, which was good and gave us a few ideas of what to do. 

We would definitely recommend Hotel 11 and Phil. Such a warm and welcoming visit.

Keep up the good work Phil and will definitely stay again.

Visited for the Platinum Jubilee celebrations. New owner Phil couldn't have been more friendly or helpful. Hotel is in a great location - a few minutes walk from the front and only a short walk from the railway station and North Pier. Also a wonderful breakfast provided. We'll definitely be returning.

We have known lynn and jim for about 4 year and we are the last to be in  their lovely bb today as they have sold up  we were gutted to find they were leaving but having met phil who will be taken over this lovely bb we will defo be going back good look for the future you too yous definitely deserve the break

Break away

I recently ran the Blackpool marathon and stayed at Hotel 11 for the Saturday and Sunday nights. It was the perfect choice. Only a few minutes walk from the station and a short walk to the start of the marathon. Spotlessly clean hotel and in a very quiet area of Blackpool. Jim and Lynn were marvellous hosts and their policy of over 25s, no stag dos etc sets this B&B apart from many others in Blackpool.
