We are in the middle of a 5 night stay at Hanabi. It is wonderful. The rooms are perfect. Spotlessly clean, functional and comfortable. The aircon is great. A flat screen tv on the wall. Small kitchen with microwave if you grab DIY meals from 7/11. Bathroom is small but you fit to shower and go to the toilet. The futons are fine. If you find them thin, go to reception and they will happily give you another for a very small fee. You cannot beat the location. It is a quick walk to the JR line (green) which is the most serviceable line in Tokyo. Street food is abundant - you won't starve and if you have a picky eater who just wants Maccas, it's right next to the train. 100 yen stores and convenience stores are all over. Pop around the corner to 7/11 and grab breakie. Heaps of stuff to buy for breakfast. 3 vending machines are also out the front up grab drinks from. You will love it here. Ignore the bad reviews.
