My friend and I have just stayed for 2 nights and wish it could have been longer. Swan Hill House is possibly the best establishment we have stayed in. Everything was perfect from the meet and greet by Simon, the rooms that were perfect in every detail, to the magnificent breakfast served by Libby. A great place to stay and relax. We will be back

A warm and friendly welcome from the hosts, room very clean which had a mini fridge with complimentary milk and fresh water, a refreshment tray which included cake treats and a nice en-suite bathroom with toiletries. 
Free WiFi and a TV in the room too. Breakfast was very good, with a considerate menu to choose from. So nice that they catered for a vegan or vegetarian diet which myself really appreciated.  Comfortable beds with plenty of pillows and fresh linen.
Seaton only 5-10 minutes drive away and Seaton fish bar we definitely recommend for a decent fish and chips as well.
Great base for exploring East Devon.

Will definitely stay here again whenever possible. From the initial welcome to the gorgeous room in this lovely house; not to mention the delicious breakfast, served by the extremely accomodating and friendly Simon and Libby who waved us off with a little present of fudge, everything was spot on
In fact when my wife noted one particular plant she liked in the garden we were offered not just a cutting but Libby went to the trouble of digging one up for us!

We can’t fault our stay at Swan Hill House. Not surprised they have such good ratings. Simon and Libby are so accommodating and nothing is too much trouble. They made us feel so welcome. Everything is excellent. The beds, fridge with bottle of milk and cold water. Decent size cups for the assortment of teas and coffee. 
The location is beautiful and the wetlands which are a ten minute stroll are stunning. 
Loved our stay and would recommend to anyone.

We have just spent three wonderful nights at Swan Hill House. From the moment that we arrived until the moment that we departed, everything was perfect.
As we arrived, Simon was waiting to greet us in the car park and helped carry our bags in.
Our bedroom was large, beautifully decorated (as was the whole of the house), toasty warm, had a great king size bed, ample wardrobe and drawer space, high class tea and coffee, home made cake and biscuits (including gluten-free) waiting for us, good blackout curtains and a great view out of the window over Seaton wetlands, large screen television. The tea, coffee and biscuits were replenished daily.
Excellent en-suite with high class toiletries
Breakfasts were the best that we have ever had. To start, cereal, porridge, home made fruit compote, home made gluten-free granola, yoghurt. To follow a selection of cooked breakfasts - full English, scrambled egg and smoked salmon, vegetarian options etc. As for toast, no way could we manage it!! The breakfasts are individually cooked by Simon (mostly grilled not fried), hot and served with a smile on hot plates by Libby.
There is access to the house 24/7 including a sitting room with a good selection of books.  
Position of Swan Hill House is perfect. In a small village with access to wonderful walks in Seaton wetlands a five minutes' walk away, a Seaton Electric Tram station five minutes walk away and a short drive from Seaton, Beer, Lyme Regis, Charmouth etc.
When we left, we were given a bag of home-made chocolate fudge!
Libby and Simon have got hospitality worked out brilliantly.

We stayed in room 5 which we loved lots of room and a great view. We loved the decor and the furnishings. Our hosts Simon & Libby were the best we could ask for. We will be back again on our next trip to Devon many thanks guys for making our stay great. Cheers Martin & Tracey

My husband and I stayed here a whole week and it is FANTASTIC!! Simon and Libby couldn’t have done any more for us and ensured our stay was perfect. The breakfast here is absolutely AMAZING loads of choice, local produce and all cooked to perfection. My husband is a qualified chef and as such is super critical but hadn’t a single criticism of our breakfasts. Our room was serviced daily and the complementary toiletries were lovely quality. Also just a five minute walk down to a really nice pub with decent food.

Breakfast best we’ve ever had! Great choice, hot, tasty. Loads of choice. Simon and Libby really go out of their way to please. Home made ingredients are great. Friendly, clean, COVID aware and very safe. Rooms comfortable and well equipped. Best B&B we’ve ever stayed at. Would highly recommend.

Our stay at Swan Hill house was top notch. A very friendly welcome.Our room was spacious and very clean .There was a fridge for milk and water in our room.The shortbread biscuits went down a treat. Breakfast 10/10 plenty of choice , nicely presented. We would definately return here and reccomend . 😀

Absolutely Fabulous

Five star stay.

We stayed here again,  decided easily Not to look anywhere else to Stay  .
Everything Excellent,  Could Not fault anything. 
The accommodation is Excellent,  as stated. 
Lovely room,  service, & food. 
Close to an excellent pub,  within a 5 minute walk .
Would recommend the Wheelwright Inn .
Definitely will return when we can.

Our third stay at Swan Hill House and can't find words to say how wonderful it is. The whole house is super clean, the room offers all we could want, spacious, beautiful shower room and the most comfortable bed we have ever slept in. Simon & Libby really do look after you, home made biscuits in the room every day, lovely tea & coffee with fresh milk in the fridge and of course Simon's legendary breakfast's are the best start to any day. Fantastic place to stay, thanks Libby & Simon, unbeatable!

Simply the best!

Had a brilliant time staying at Swan Hill. I'm lactose intolerant and Simon couldn't have done more for me - made me special homemade cake, adapted the breakfast as needed in the morning but never made me feel awkward about it. He was so kind! The house is lovely, comfy and well decorated with a lovely outside space. Amenities were excellent. Would absolutely stay again and recommend to others.
