Good hotel. The location is great and calm place. If you want to relax at Pool with a drink will be wonderful after full day out. Not expensive, the Standard room is nice, clean, spacious. The bathroom needs more cleanliness. Unfortunately no breakfast service where can enjoy the pool view and garden! Construction around don't disturb that much...

We booked this in country for our last night before flying home and when we arrived were pleasantly surprised about the size of the room.

It was very large with lovely big beds, (King for us adults and a double for the kids). First hotel with a bath. Decent toiletries and facilities including hairdryer. AC very cool.

Hotel was very helpful in booking us a car to airport at 5am, and the vehicle provided was very nice Toyota Highlander.

Staff very helpful lugging bags, which helped considering the lack of lift and us with two young children in tow.

Downside was lack of lift I guess, and the location was perhaps slightly hard for most people to locate, and next to a building site at present. But I guess people can't be expected to know every hotel considering the number in the capital, and the seclusion meant it was quiet. We can't judge noise of next door as we weren't in really.

Good and Nice Location 

Surprisingly spacious

Due to the positives I booked 2 rooms for a 4 night stay.  Do not get me wrong as we usually like to stay in 3 star/budget accomodation due to the price but def imo this establishment is now a 2 star.  The add for this establishment on agoda and booking.com still say - they have bar, poolside bar & coffee shop but due to construction across the road, and I mean a very tall building going up,breakfast is now not offered nor were any drinks from the bar available.  Our room was musty with the floor tiles lifting and the mattress also smelled mouldy. The pillows have seen better days and also smelt.   The little bathrooms shower would flood the floor if not pointed towards the drain.  Internet is poor in both rooms and the TV was fuzzy also in both rooms.  The bed was very hard in our room and I mean hard!  (We are use to hard asian beds).  The towels have seen better days, all are thinning and def in need of a good hot wash as ours when we arrived were still marked even though they smelt washed.  The pillow cases were the same.   There was a used toothbrush left on the shower shelf and after 4 days it was still there.  The bar fridge was not stocked which would actually counteract the lack of 'no bar' .  Our other room did have a softer bed but the mould in the shower recess turned our son off of showering.  Same for the towels and pillows.  Lovely man behind reception, very friendly and very apologetic about the construction across the street.  This little villa may have been great earlier on, but def in need of a revamp as it is looking tired and without offering breakfast or drinks I would only give it a 2 star.  Yes there are restaurants up and down the end of the road, but sometimes especially after a long flight or with kids, you just want to sit near the pool with a drink or two and not worry about having to go outside to get your drinks.  The beds are made up and bathroom tidied each day.  Also bottled water is given out each day.  There is a man that sits at the entrance each night which is good for security.  Tuk tuks at the door and Star Bucks just up the road, in which we used for great internet & coffee.  If we were staying longer than 4 nights I would have def found another place to stay.  The noise from the construction did not really bother us as we were up and out by 7.30am each day in search for breakfast. Pics to come.

Disappointed

After seeing the beautiful pictures of what seemed to be a well priced hotel in a popular busy street of Phnom Penh soon turned in to a holiday from hell! 
Major building work taking place opposite the hotel with workers still banging around at 3am which overlooked our hotel pool which was slowly turning into a swamp(pics attached) which was not mentioned on booking. After complaining to our booking agents as the staff did not speak enough English to understand our concerns it appeared to have fallen on death ears at the hotel. 

After taking a short break from the hotel for sightseeing (3 days) we returned to J Villa to find a massive building site and renovation work which they began whilst away. One day before our planned departure we asked for a discount for our stay to compensate for no pool, poor chambermaid service and lack of amenities, all staff then spoke even less English and with the owner ignoring our requests and denying any responsibility of the concerns we raised. 

As we explained our displeasure with many problems and the fact that a rat was bathing in our pool this was the final straw. (Not that we could use the pool). After 3 hours of trying to negotiate we left the premises still having to pay 50% of our total stay. 

We certainly didn't get what we originally booked. We will never be returning to this hotel and warn of the deceit conducted by the hotel owners and staff.


Shocking😡

They're building some large hotel just across the street. This gives a lot of noise and its really busy outside the hotel. they start at 07 AM and end at 07 PM. There's no compensation for this. We didn't stay here in the end because we didn't want to be around all that noise.
