Fantastic place to stay. Rooms are big, clean, well kept and modern. The breakfast was excellent and the people that run it flexible and friendly.

Loverly comfy bed , clean room , quiet , check in easy host polite and chattty could not  ask for more …

I stayed for two nights whilst visiting family in Gainsborough.The accommodation was very comfortable and clean.Parking ideally situated - as a single woman traveller I’m often concerned when the parking is a distance away from the accommodation. I will definitely stay there again

Having never travelled and stayed anywhere on my own before, I was anxious about doing so but the hosts made me feel very welcome. Breakfast was lovely every morning. The 10-15 minute drive into Lincoln where I was attending the Steampunk festival was easy. Would happily recommend this place

Well what can I say . Amazing guest house. Very clean and the family was really kind and friendly. Breakfast was amazing. Clean rooms every day and fresh towels I would highly recommend say here if you’re in the area thank again the black swan guest house . 👍👍👍👍

My husband and l were booked in for two nights .. due to an unfortunate family emergency we were unable to use our booking. The owner of the Black Swan must have been the kindest more empathetic host we have yet to encounter, and assured us that it was not a problem and contacted BOOKING.Com for us to cancel. We can’t thank him enough and will definitely be looking forward to booking at a later time. 
If this is the way he treats customers what a wonderful place it must be to stay.

Lovely hosts, nice location in a quiet village.

Lovely friendly convenient. Visited with friends for a bag making retreat.  We were greeted with a very warm welcome and shown to our rooms. Very clean with ample supply of shower gel and towels. Lovely selection of tea/coffee/hot chocolate replenished daily. The breakfast was amazing. All cooked to order with quality ingredients and endless supply of drinks. Plus a selection of cold cereals and jams for toast. We ate our meals at the village pub across the road (Ingleby Arms). We were spoilt by the choice of lovely pub food at very reasonable prices and huge portions. One not to be missed.

A short drive into Lincoln where there is an array of historical sites and lovely shops.

I would thoroughly recommend a stay as the value and level of hospitality is outstanding. We were fortunate with beautiful weather and a lovely place to sit in the garden.

Amazing stay thanks to the fabulous owners who were welcoming and friendly . Nothing was too much trouble for them, superb breakfast and welcoming atmosphere. The room was large and very comfortable bed. Well recommend. 5*

Amazing hospitality

Old school guest house in a small village near Lincoln. I'm not sure why this guest house is here other than for historical and Roman reasons but we fell upon it after a long drive and it was all we needed. Quiet, clean room, with comfy bed and ensuite.Best of all was a good quality tasty cooked breakfast next morning served in a pleasant cordial manner.Value for money and a nice experience.

Old school style and value for money

After a longer than expected journey due to dreaded roadworks on the A1 we were welcomed by our hosts who helped us to our room with our case.  Room very clean with everything you could need.  Breakfast excellent quality and well cooked.  I would highly recommend the Black Swan and the local pub the Ingelby Arms just a very short walk away

Superb. Just what we had wanted. Lovely large room, comfortable bed, good facilities, excellent breakfast .... including kippers and welcoming hosts. Very dog friendly and lovely garden. One of the most pleasant places we have stayed in a very long time and would certainly return if in the area again.

Perfect

Lovely guesthouse. The owner was really friendly and looked after me well. I was on an overnight stop on a bikepacking trip and the outdoor courtyard room was perfect for me to access with the bike. Nice room but knocked off a star for the pillows - a little thin for me. Breakfast the next day was superb - continental and cooked. Perfect fueling!!!

Lovely guesthouse - friendly and welcoming

I've stayed at the Black Swan four or five times in the past few years and my stay is always great. My most recent visit was last week alone and the owners are so helpful and kind. They couldn't do enough for me when I was in a bit of a bind.

Breakfast was also amazing as usual and the room lovely. 

I should say that I always stay with my dog and it is the best place to stay with your dog for miles around. We're always made to feel welcome.

Go above and beyond

Only stayed for one night but would be very happy to stay longer. Its a cracking little place. We stayed in one of the self contained chalets with our dog.  There is everything you would need, fridge, cooker, microwave etc etc.  It was very clean, comfortable, peaceful and warm and with a pub selling good food only a stones throw away. I cannot rate it highly enough. The price is very reasonable with a wonderful breakfast included. Truly a gem of a place.

A Little Gem

Upon arrival the greeting that was given us by Judy and John and also Graham was the beginning of what was a Fantastic 2 day stay . The Outside Cottage that was given to us was Clean . Spacious . And very Comfortable. Easy parking straight outside your door . In the Cottage there were ample Tea . Coffee . Hot Chocolate. Clean Hand and Bath Towels . Immaculate Bedding and to say we have not slept so well in so long the Bed was Extremely comfortable 
Breakfast was Floor-less there was a wide range of cereals 
Fruit and yogurt to start followed by a choice of build your own Breakfast menu plus they also cater for Vegetarians.
My wife and I will definitely be staying again with Judy John and Graham.
                A truly very pleasant stay with great company

Stayed in a Disabled access room with my Guide Dog Rammer and my Wife to be.
Room was very Spacious with huge bathroom/full kitchen and bedroom with Super King Bed.
Everything exceptionally clean/ Big fluffy towels and very clean bedding.
Very quiet at night....good nights sleep in the very comfy bed....
Hosts were very accommodating, nothing was too much trouble.
Breakfast was amazing.....all locally sourced produce...cooked to order.
Would recommend. Definitely on our revisit list
