Very pleasant visit. Comfortable room with virtually zero noise from outside even when having a room at the front of the building. Very reasonable price at £60 a night even during Christmas Market season. Excellent bus links in to the city literally right outside and absolutely FANTASTIC breakfast. All of the staff were really friendly and welcoming and couldn’t do enough for us. We’ll be back!

Stayed here on 20th ofjune 2019 absolutely beautiful little b&b very clean and our room was beautifully furnished , breakfast was delicious , situated right outside the bus stop for Edinburgh (15mins)away couldn't have chosen a better place for out over night stay , parking on site  (drive way ) , giving 5* would definitely stay here again

a very enjoyable stopover on the outskirts of Edinburgh.  Comfortable room and good Sunday breakfast.  Very friendly team on hand at meal time, definitely a place to recommend; you can park up your car and catch the very regular and efficient bus service into town.

The hostess was extremely friendly and very accommodating to our late arrival. The house is relatively close to Edinbrugh, so it was convenient to head to the city center and back on the days we stayed there. The first night there was a little better than our second night. The rooms are clean and so are the bathrooms, but the mattresses are very stiff. WiFi is quick. There were some very noisy guests on our second night that kept me up throughout the night. I wish the hostess would have been more vigilant with the noise, hence the 4-star rating. Overall a great place to stay, and the breakfasts were delightful. She cooks well and has fresh fruit and cold meat/cheese/cracker options with plenty of orange juice.

Great B&B

We were up in Edinburgh for the tattoo, I have to say that getting around was easy with regards to public transport both from the airport and getting around the town, the hotel is approximately 30 minutes by bus from Princes Street.  We had room 4 which is just inside the front door overlooking the main road. There were no net curtains at the windows so we had to pull the blinds down for pricy, the windows are not double glazed so there was noise from the main road, and the buses start early. The room was clean but with a small bathroom with mould in the corner of the shower which is electric and was OK, very nice towels, but to dry yourself after a shower you needed to open the bathroom door, they also provide some toiletries. Our room was a twin and the beds had seen better bays and perhaps some serious action as they could do with some screws being tightened; the mattresses were hard and creaky. The breakfast was buffet and was poor, the sausages were a very pappy so more rusk than meat, and the back bacon were small slices of back bacon and a little dry. A bit of haggis and black pudding again very dry, but I am not a haggis expert but what I have had in the past was not dry. There was only a choice of scrambled or poached eggs on the menu I would have preferred fried, but I didn’t ask either, staff we met were very friendly and polite.

We paid £140.00 for one night, but this price was likely inflated due to the festival ect which I would suppose you can expect but I feel for the standard was overpriced.

Mediocre hotel

stayed here for 2 nights whilst running the Edinburgh Marathon. On arrival, the owner informed us that she couldn't do breakfast because the dining room was being decorated. Not what you want to hear so had to go out and buy ourselves porridge and bagels etc. Was only given a £10 reduction each for one breakfast because she said we would have left early for the run (not the case) and she also suggested we had got a good rate through late rooms and should have paid more than we did. Room was OK but a bit tired. Shower was excellent, useful when I got back from the marathon

No breakfast before running a marathon

I booked my elderly parents into this guest house. We tried to book in all afternoon and tried to ring with no response. I eventually got a response by banging on the door to be met by a woman in a dishevelled state who told me with no explanation that she had cancelled all her bookings for that night,leaving me with 2 85 year olds at 6pm with nowhere to stay. I wouldn't like anyone else to go through this experience.
