We stayed three nights in this hotel with my husband and we were very satisfied. The room was very spacious and clean. The staff was super friendly and helpful (we booked our bus ticket trough them without any commission - pretty rare in Vietnam). The breakfast is simple but good, they could have more options tough. The location is good. Overall fir the price its a really good deal and I would recommend you yo stay there if you are looking for a good low budget hotel.

Having lived in S,.E.A  since 1998  .This was one of the best Hotels I have stayed in ,there were many things I liked about this Hotel .
.Friendly, helpful  English speaking staff.
The most comfortable Hotel bed I have slept in  in Vietnam 
Large well equipped  spacious room ,with TV ,English Cable Channels , good  Wi Fi in room .
Great location within walking distance to both markets and the lake and western restaurants .
The noise from the Karaoke was not so loud if you had the TV on you could not hear it and really  it was only audible on Fridays and Saturdays it did not bother me at all 
I stayed there for 13 days  for me it was a happy experience.

great budget friendly hotel

Excellent value for money

I booked this hotel because it's far from the center (10' to walk) so I think it will be very quiet. When I arrived, no receptionist, there was a guy who came and gave me the key (i don't know who he is), my room is near the street, very noisy and dirty. I asked him to change room, he said they don't have any available room today. My husband said it's fine, we will stay 1 night first. 
I have not seen my receptionist from I arrived, so I did not know where I can have breakfast on the next day, I called them. Oh well, I have to find my receptionist. 
Then, we met very big big problems. There are many cockroaches in our room. Bathroom was stuck. No water in toilet. 
I sent email to them but no answer, hence, I called them again. They said no room. I said i could not stay here, so she changed room for us. Yes, a small room without air-condition. 
Definitely will not come back again!

Worst hotel in Vietnam we ever saw. Room without window. Seperated from street with MDF  board. Incessant traffic noise 24/24. No fridge, shoddy wiring, insufficient light (impossible to read a book), bathroom flooded after each shower.

I stayed 5 nights. I chosen hotel because location is good. But I must changed room 3 time because so noisy. Breakfast was not good. 
The staffs not friendly. Motobike for rent so expensive.
I will never come back. So bad!
