It is a real nice local place. Vivi is the perfect host. She will help you the best she can and makes you feel very welcome. Rooms have a good size and all comes with air-con. Very fair priced. You are close to the touristy center (10 min. walk) but far enough away to be overrun by the many tour groups. You are right smack in the middle of a nice local area with a local market only 100 meters from the place. Don’t worry about noise at night there isn’t any. In fact the whole city is fast asleep at around 11 pm. Free bicycles is very nice to have access to. Easy 4 km. ride across the rice fields or by road to the beach. Highly recommended and will be my first choice when/if I come back.
