Quiet B&B within 30 mins from Lincoln and showground. Friendly family owned and run. Bedroom was comfortable and well furnished although I found the 4" mattress topper far too warm. The en-suite shower was tiny and an older conversion but clean and functional. We had a sliver of soap between us and an improvement would be a liquid soap dispenser. Breakfast was what ever you wanted and plentiful although a cafetière rather than instant coffee would be better.

Lovely quiet country setting

Pool was ok but had to pay extra for sauna (we thought it was included).  The cottage had health and safety issues, such as uneven floorboards, ripped chair, scolding shower (2 of my family members got hurt).  The cottage is in need of repair and modernising.  Hot Tub was too close to a wall with climbing tree/bush  where there were loads of wasps so not everyone used it properly.

It’s such a shame as it could be a wonderful place to stay if some improvements were made, both to the access to the house and spa and maintenance on the house by professionals.

The long drive up to the spa and house is not mentioned on the website and for good reason. The road is a muddy track with huge potholes which had filled with rain water (I’m sure it’s fine in the summer). They were so big that there was no other way to pass as they filled the whole road, I’m sure it’s fine if you have 4x4 or a car you are not to worried about, but for my friend driving her new car it was a nightmare! Even the local taxi firm have complained about it and even refuse business in really bad weather! 

The house is a good layout, the kitchen seems new and has plenty of fridges and amenities there were 10 of us, the beds were ok but the windows bang, rattle in the night and are very drafty, they need replacing. Two of us got locked in the downstairs toilet as soon as we arrived, we didn’t lock the door just shut it but the door handle on the other side didn’t work!

The showers were not consistent they were either hot or cold (dangerous for young children) changing constantly and the main bedroom en-suite shower spurted all out of the back of the shower head. Surprising is that the guest book had a few mentions of this issue dated in 2017! 

The spa pool area was nice and they did open it up for us on the Friday night which was good and the hot tub was lovely and hot on a cold winters night but it could do with some anti slip flooring around it and up to the door to the house. 

The website states a 2.5mile stroll to the local pub, I wouldn’t call it a stroll going down the entry road, it’s not lit and you’d of needed your waders, we never even saw the pub. It also states it’s a stones throw to Market Rasen it’s actually 8 miles by car! 

We made it a fun weekend and we did have a good time but certainly the house needs some remedial work, sunken floors and floorboards extremely noisy. 

We won’t be returning unfortunately.

Not what it’s all cracked up to be!

8 of us visited here for my friends hen do. We stayed in the big white house that sleeps 12 people. The house is located down a very long country lane and is not very well sign posted. The road you drive down needs some serious attention as there were pot holes the size of ponds. 
Once arriving there wasn't anyone around so we rang the owner and she said the house was open for us to go in. 
The house was very spacious and at first appeared to be very clean. 
Later on we realised there was quite a strong smell of gas in the kitcheb area which was worrying. There wasn't any hand wash in the bathrooms and the kitchen tap was faulty. There were no plug sockets near any mirrors so it was hard when doing your hair. There was a general lack of mirrors in general. 
The house has major potential, but just isn't very well maintained. The hot tub that is in the back garden wasn't clean. 
The swing set was broken and trampoline looked tired.
We had full use of the spa on our second day, which included treatments and an afternoon tea. The pool area and outside deck area were pleasant and clean and it was nice to sit in the sun and watch the chickens. However the towels on the massage beds were damp and smelled disgusting. 
Overall i wouldn't visit this place again. It was very overpriced for the lack of attention to detail. The only positive notes were, the beds in the house were clean and the bathrooms. Plus we recieved clean dressing gowns and towels. 
If you do visit you need to take quite alot of things with you. For example: washing up liquid, cloths, cleaning spray, shampoo, conditioner, shower gel, food, cooking oil, condaments, butter. 
There is major room for improvement on this property!

Hen do house

The house and setting are lovely...tough not well sign posted; the house lies at the end of an unadopted farm track. The owner was not there when we arrived. We were initially shown to the wrong room, but this was quickly rectified. Our room was clean and nicely decorated. There was a huge wardrobe...but no hangers. There was a guest information folder which was empty.  These are minor points...the main issue for us was that the mattress was old and soft and the wooden bed frame creaked loudly with the slightest of movements. As a result I chose to spend the night on the floor ...at least with one person in the bed there was less creaking and we managed some sleep.
Breakfast was nice and the owner very friendly and approachable. We were told that ""most people love that bed"...hard to believe.

Lovely House, beautiful setting, terrible night's sleep

Very disappointing - don’t book! 

We hire self catering properties often and the standard of North Gulham Farmhouse was completely unacceptable. My mum paid £1,379 for 3 nights for a dirty and low quality property. 

I do not expect to arrive at a holiday property and have to start cleaning! 

The property is of a lower standard then expected and you should not have a 4* rating. For example, once in the downstairs bathroom, you cannot open the door from the inside. Everything has been done on the cheap. No mirrors in the majority of bathrooms and rather than fitting proper showers, the bathroom merely have shower attachments. 

The standard of the kitchen was very poor- not suited in any way to large parties. We had to buy foil trays to cook in, as the pans were of an unacceptable standard (see photos). To top it off, the kitchen tap was broken!

 A very dirty dishwasher which did not help. 

The property needs a professional deep clean! 

We contacted the owner who refused to accept there were any problems. 

Issues included:-

- dirty oven & grill pan
- dirty glasses, cutlery, utensils and dinnerware. We have had to clean all the cutlery, glasses and dinnerware before use.
- dirty en-suite, including hairs in the shower.
- hairs in one set of bedding.
- cupboards were dirty
- the sofas were not clean.
- broken kitchen tap

Unfortunately this is not a 4* property and certainly does not warrant a price tag of almost £1400 for three nights.
