A lovely B&B. Room was very clean. Bed was comfortable. Bathroom well stocked with products. Great selection of tea & coffee making facilities.
Breakfast was a lovely selection of granola, yoghurt, boiled egg, cereals, fresh fruit, toast and marmalade/jam
Dogs were made to feel very welcome. Yes the owners dogs were wandering around, but it is their home after all. A few barks to say hello and they would wander off. Any 'mess' in the grounds was regularly cleaned up.
Jola was very welcoming on arrival and nothing was too much bother for her.
Large outdoor patio was a perfect sunny spot to sit and take in the view.

This is a beautiful country house with a relaxed and comfortable feel to it. No staff in your face all the time but extremely friendly when needed. You are made to feel very welcome. As for the dogs mentioned by other users yes they are a bit yappy but not at all agressive. I am happy for dogs to be around but I am sure if you were not happy they would be kept out of the communal area while eating. They did not venture upstairs during our stay. They were not noisy at night. Our room was comfortable and equipped with a tea/coffe tray. Our room was very clean and modern with a lovely view across the grounds. There is a very nice drawing room that can be used and a lovely patio area with seating. Breakfast was delicious with a good choice available from yoghurt and fruit to full english with lovely crusty bread used for the toast. Will definitely recommend and use again. 

I have had a wonderful stay, the bed was very comfortable and views from my bedroom window were breath-taking.  Upon arriving I was warmly welcomed by Jola, the following day I met Clare the proprietor a very nice lady. The breakfasts were first class
and varied.
Having stayed there a week, I really didn't want to leave.

I stayed her for one night and it was first class - the accommodation, its location and the warm welcome from Yola were all first class too.

The house is set in a lovely location and it was good to wake up to such beautiful views.

Breakfast was a great experience with guests sitting around a large table in a spacious garden room which was filled with light.

Syon House is in such a beautiful position near Budleigh Salterton. We were there for a wedding. The house itself is beautiful with high spec bedrooms.
On arrival, the day before ,we were greeted by some noisy dogs who were very keen to accompany us into the house. These dogs featured throughout, ( for 3 nights), but unfortunately marred our stay. As much as we love dogs, these in particular were somewhat in the way...............!!! We returned from an evening out to discover dog's mess on the landing. The dogs were STILL in the hotel, barking away. We couldn't believe that Claire (the owner) had left the dogs to roam. We rang and rang and eventually they were taken out. Sadly though, there was not much of an apology...it seemed the 'norm'. Having read reviews since, we were not the first to experience this!!
The next day/night was the same.......another phonecall!!! The dogs were at breakfast the following day too.........quite remarkable !!
On a more positive note, Jola who looked after us was great.  Breakfast was excellent and we'd certainly return, but only if the dogs were elsewhere..She was very pleasant and did apologise for the noisy animals. We do think, however, that Claire should have done more to control her dogs.

Claire was a great host and immediately on arrival upgraded our room which had lovely views. Claire cooked us lovely breakfasts with fresh fruit and croissants. Syon House is very well placed for a 10 minute walk to a great local pub the "Sir Walter Raleigh" which does good pub grub in a traditional setting and is only a 5 minute drive into Budleigh itself and the beach. There is a fantastic walk along the River Otter from the House to the beach. The river is one of the few places in the UK with wild beaver but unfortunately we saw no beaver on the river or the beach.  We cycled the Exe Trail which is flat and brilliant, we had hire bicycles delivered to Syon House from Exmouth Cycle Hire.
We would have preferred it if Claire had kept the dogs in the house away from the breakfast room as we are not particularly dog lovers.

Barking Mad!!!

A very impressive Georgian house set in beautiful grounds.

Very warm and friendly host

A great place to spend time

We stayed here 4 years ago and loved it, but our 2 night stay last week was disappointing even before it started. To say the place has gone to the dogs would be unfair, but the two Dachshunds were less than friendly and the older one went for my wife's feet as we waited in the hall to check in, they certainly like to rule the roost now, with their poo left out for several hours front and back. When I booked the room by phone, Claire was quite specific about the room we would have, but on check-in it was changed by her assistant to what we thought was a smaller one with a strange on-suite arrangement.
The beautiful lounge/sitting room was stacked floor to ceiling with surplus furniture as were several other ancillary rooms throughout the house, it had an overall feeling of neglect about the whole place unfortunately, and I don't know why this is happening.

What's happened?

After two phone calls about the room the day before our booking and arrival we were given a different room which had no shower  and offered no alternative or discount.
The room booked overlooked the gardens and beyond yet the one given looked onto the workshop and another house.
At breakfast we were not offered a full cooked breakfast, only a boiled egg which I think for £120 per night for a B and B for myself and my 13 year old son was disappointing.
I am unsure why Syon house is advertised as a hotel as they do not have a bar or serve hot meals?

Could of done much better

A beautiful house but so lacking warmth.  Breakfast was repetitive limited and extremely disappointing    The hotel is now closing so these comments will not matter but we did feel very sad that the experience was not more enjoyable
