Trevor has the right recipe here for the perfect b and b - cosy , quiet , easy parking , good breakfast , large comfy well equipped room 
Will revisit when in Scotland - easy walk into Dunkeld to visit the shops and restaurants ( Tayburn was excellent for evening meal )

Very friendly and clean place to stay in the centre of Birnam. The breakfast was very tasty. Comfortable bed and blackout curtains in the bedroom ensured a good night's sleep. Great hot shower. Very attentive owners who clearly care about the place and their guests' comfort. Recommended

We stayed here for one night as we were attending a nearby wedding. Our room was very kindly made available early so as we could change there before the event. Very friendly and welcoming host. Lovely room with a very comfy bed and spacious ensuite. Breakfast next day was outstanding. Beautiful fresh strawberries, grapes, melon, pineapple and more. Cooked breakfast to follow which was fab! Couldn't fault a thing. Would highly recommend. 

Could not fault this B&B. We stayed for one night while my parents were cycling and our host was extremely welcoming and friendly (and offered to lock the bikes in the garage). The location was fantastic - it's a pleasant 10 minute walk into Dunkeld - and the rooms were clean and comfortable. Best things about our stay....the shower, and the breakfast! There's parking in front of the property and the house is also easily accessible with a ramp that we used for our suitcases.

Place is beautiful well run it’s spotless clean with got amenities  good for people with mobility issues bed sheets are so soft , the breakfast is excellent so much to choose from and cooked to  order 10/10  there is also plenty of parking   And  you are not far from  a restaurant. Would definitely return and recommend

Exceptional B&B, spotlessly clean, great breakfast and our host Trevor couldn't do enough. Great location with free parking, 10min walk to the centre via the main road or preferably along the river path passing the 600 Yr old Birnam Oak. If you are planning to visit Dunkeld/Birnam, this is the place to stay. Plenty of great walks nearby, we visited the Hermitage and Pine Cone Point. If you are planning to eat in one of the hotels/restuarants,  I suggest pre booking as they are all very busy, we visited the Perth Arms which was excellent. 

Stayed here for one night en route home.  Entry is via the large gates next to the hotel next door.
Lovely big room, really comfy bed & great shower.
Huge breakfast - cereal, fresh fruit, pastries, yoghurts as well as a cooked breakfast (special mention to the scrambled eggs - tastiest we've ever had). 10-15 minute walk or so into town  by the main road or a riverside path.
Host Trevor is a lovely host too.  Wouldn't hesitate to stay here again.

Highly recommend this bed and breakfast in Dunkeld. We were warmly welcomed by Trevor, and our room was clean, spacious and very comfortable. Ideal location to walk into Dunkeld, along the lovely Birnam Path, alongside the river. Saw the Birnam Oak and red squirrels along the way into Dunkeld. Easy to find and ample parking, with a great breakfast in the morning.  The Hermitage is a lovely walk and in short, this  is a great part of Scotland to visit.

We only stayed here one night on our way to Nairn but a lovely warm welcome by Trevor was the start of a lovely night in Dunkeld. Our room was immaculate and very comfortable and the breakfast in the morning was excellent with plenty of choices to suit all tastes and plenty of coffee. The location was excellent with a pleasant 10 minute walk into Dunkeld town centre. I would definitely recommend staying here and would most certainly come back to stay here if back in the area. Also free parking on site.

Real Highland hospitality

A fabulous B&B in a quiet location near to all amenities. Our room was beautiful and spotlessly clean. Had all the extras of a hotel with en-suite, toiletries, tea, coffee making facilities. 
Our host Trevor couldn’t have been more welcoming and accommodating over the 4 days. First class breakfast in a lovely dining room. Came back each evening to the room completely made up with fresh towels.

3 night Staycation

This B&B (more than a B&B really), is excellent. The host just could not do enough to make my stay very enjoyable. Helped me back a large trailer into the parking space, in the rain. Served up an excellent breakfast and good coffee.
The place: good comfortable beds, quiet, no street noise, it is down a cul de sac. The only noise was from the nearby river and that was no problem. 
This was all at the height of Covid restrictions, so even more remarkable.

What a wonderful host

Lovely clean and comfortable place. Stayed 3 nights and each morning was treated to a perfectly cooked breakfast with plenty of coffee. Trevor couldnt do enough and was always right on cue when there was an empty plate or cup.Didnt bat an eyelid when  we requested an extra early breakfast due a long drive home and leaving early. Not intrusive and happy for you to be in the room unlike some B&Bs that kick you out in the morning and dont want you back till later in the day. Lovely quiet location and a stones throw from local shops bars and eateries. A longer walk takes you to Dunkeld and some riverside pubs. Just a perfect break..thank you so much.
