We stayed in lodge 10, beautiful lodge, clean, and stunning veiws. Very peaceful. Hot tub was lovely and hot. 
Young lad who was cutting the grass helped us out with giving us some Paracetamol for a migraine, very helpful so thank you to him! Definitely would come back and recommend to friends and family. Only improvements, would be the bbq looked slightly rusty, and maybe the lodge could be kitted out with bleach/cleaning products, more toilet paper etc.

We returned from our stay here yesterday and had an amazing week! This time we stayed in the beautiful lodge 10, it was stunning, comfortable and so well equipped. The hot tub was just what we needed after a long day by the lake fishing! 
The owner/manager was so friendly and very helpful, he was always checking to see how we were doing with the fishing! He didn’t hesitate to answer our queries and help us with what we needed.
The whole place is set in stunning surroundings and is the perfect place to hit reset or even the perfect base for exploring Devon.

My dog and i Spent a week in lodge 10. 
Very clean. It Had everything you need. Lovely views from the veranda and the hot tub was just right.
We have come home very relaxed and recharged.

We will most definitely be staying again next year.

We had a great week here, hot tub was perfectly warm on arrival, we was told it had a small leak and we should fill it, this was no problem and took a matter of minutes. The lodge was nice and clean and not over looked. The lakes were great for fishing we caught plenty of fish & threw them back. There is a local Aldi, home bargains and Tesco 5 mins drive away. This was a great quiet week away for us. 

We stayed in #5 lodge by the middle lake. Wow what a beautiful place to stay! The lodge itself was very clean, very comfortable and very well equipped. 
The hot tub was perfect for relaxing in matched with the stunning surroundings.
It’s situated perfectly for exploring the surrounding areas especially Exeter.
The dog certainly loved the walks around the lakes and the peacefulness of watching us fish.
Hubby enjoyed fishing the lakes both directly in front of us and the one up behind us, a few catches and lots of relaxation.
The site manager/owner was always willing to help and seemed to always have time to chat especially about fishing haha. 
We would definitely recommend this stunning place and will definitely be back.

We had lodge 6 and it was very recently updated.
It was fantastic!
The lodge has 2 bedrooms, one with a king sized bed and the other has twin beds, both bedrooms have ensuite bathrooms with shower.
The beds were super comfy and the bed linens high quality.
The bathroom towels provided were thick and luxurious.
Everything in the lodge is high quality, the lovely comfortable sofas, dining room table and chairs, all the wonderful personal touches makes this lodge feel so homely.
The kitchen has every appliance needed, even a dishwasher and washing machine!
The wood burning fire was divine, we just loved everything about this lodge, there is also a huge sunken hot tub but we didn’t make use of it.
The view is of the lake and it was so quiet and relaxing, so wonderful to see bunnies playing in the wild.
We would happily live in this lodge.
Cullompton was nearby, not the prettiest place but has a very large Tescos along with many take aways and eateries so plenty of places to buy your necessaries.
We would definitely stay again, such a cosy wonderful lodge.

Hill too sanctuary- BOOK IT, you won’t be disappointed..
The view , and location is perfect.
Lodge and hot tub was clean.
Log burner, sauna and sun room were the perfect touch.. 
Fishing is good too!
Pubs , villages and surrounding areas are beautiful..

we stayed as a family two grand parents and 3 grand children 4 year .7 years and 
11 years
 this was a great position to explore from we had 7 night stay and enjoyed our selves greatly 
lodge 4 was clean and ready for our arrival 
the lodge was  spacious and had every thing we needed to enjoy a weeks stay 
and every thing worked 
the TV took a little experimenting but we got enough tv to keep us happy
there is no WIFI but all of the information highlights this so wasn't surprise  
the local town Cullompton 
had all of the shops we required including a very good fishing tackle shop with very friendly and helpful staff i could have spent a lot of time and money there :)
the fishing in the lakes was great and visit from the site manager (Mark) on the first night to introduce himself and to pass on some great fishing tips and information regarding the lakes and as a fisherman who fishes these lakes he knew where and what was required he was approachable throughout the week 
i caught cap from 5 lb to 9+ and lost several  specimens  
the grand children fished with whips and caught well in the lake out side lode 4  so much so i struggled to keep up with them unhooking and rebaiting  the lake also produced a q 19 lb and 15lb carp  just before we left  to the guests in lodge 2 
the other lakes and had much larger carp cruising but i never went  prepared for the larger fish( i will on our next visit) 
 i fished a few hours in the morning and few in the evening spending time  on trips with the family during the day and i caught fish on every outing  
these are lakes with fish in them that require fishermen to catch them this is not  fishery with huge stocks  just waiting to be caught 
the hot tub worked fine with simple but sensible  rules for use 
the BBQ was clean and worked well with plenty of out side seating to enjoy the Deck 
the site was well looked after and we had no issues with any thing actually

We had the best time here at upton lakes.
Lodges were great, lots of space, everything you need is already there.
 
The hot tub was a massive hit with us especially star gazing at night! 

The lakes were great, so peaceful to walk around and spot the wildlife!
My partner and son had a great time fishing, biggest fish caught was 19lb 6. 

Tina and Mark were really friendly and lovely, they made us feel very welcome. Thank you to both of you :)

Managed to fit in a rain free week in April 21 and loved our time at the lakes, actions speak louder than words and we are already planning our return.

The lakes are easy to get to from the M5 yet located in a peaceful location down a long driveway, most lodges are located next to one of the lakes and a few set back if you don't want the proximity to water.

The price was reasonable for the lodge itself and if there were 6 of you staying an absolute bargain.

The staff were amazing. Mark and Tina were a big part of what made this stay great. They introduced themselves on arrival and always stopped for a chat to make sure everything was ok. We had one issue with the kettle giving up the ghost and it was swapped out almost immediately. By the end of the week they seemed like friends we had known for years.

Loved the lodge and its location. Close enough to chat with the neighbours if you wanted but far enough away to enjoy personal space and privacy.

We were in Willow which was Lodge 4. The lodge was presented thoroughly cleaned and we had no covid concerns given the attention it had obviously received. The bed was really comfortable and we had a great nights sleep while there. If I had to be critical at some point the sofas will need replacing but they didn't detract from our stay at all.

Loved the fishing. Difficult situation to catch with spawning and frosty nights and sunny days but pulled plenty out. A few bream but mostly carp with the largest being a mid double.

We are fairly local and cant wait to return.

We visited Upton lodges from Monday 5th to Monday 12th September. We are a  couple in our 50s.
We booked basically for the fishing as we had heard it was good, and it was!

We caught in excess of 50 odd carp between 5-11 lb as well as other smaller fish.

we had a phone call to say the hot tub was not working and were given a £100 refund.

Ok to the lodges (we stayed in lodge 10) the lodge looked clean when we arrived and the lake was just outside the door so very convenient. however do not be fooled by the pictures on the hoseasons website because they were obviously long ago!
the lodge is very tired the seating in the lounge is saggy the mattresses are soft and saggy there was a damp smell. and the decking was very saggy

Some of the pans and utensils were dirty with food, the toaster did not work the fire stopped working and the outside furniture is old and uncomfortable and the brolly had holes in,

It was a shame as all it needs is a bit of TLC. the place itself was very quiet and relaxing the fishing is spectacular, just let down with everything else,

I have given it 4 stars for location and fishing and the place itself is very quiet and beautiful.

However don't go if you are not specifically going for the fishing as we did you will be disappointed by the lodges.

Yes we are going back this winter (just for the fishing) as we know what to expect and assume the hot tub will be fixed by then.

on a positive note because the lake is only for residents the fish are very healthy and undamaged

For the price we paid it is just not worth it if their wasn't any fishing, it need some proper care so Hoseasons you are sitting on a gold mine just update the lodges please!!

Lovely place to stay.

Upton lakes looking very tired now. Trees around lakes need trimming. On upper lake only two out of six lakeside lodges are now for hire so will probably go somewhere else next year. Hoseasons need to update their website.  It’s a shame as have been going for about 6 years now.
