Perfect for our stay. A secluded location but easy to reach local attractions. Very comfortable rooms with en-suites and thoughtful extras. Areas to sit out in as well as a cosy breakfast area and some added attractions such as lambs, chickens etc! Nice breakfast with a lot of attention to small details that make a big difference. Thank you for a lovely stay Karen. PS nice to find somewhere dog friendly as well.

Point Farm B&B is located south east of Rye before you reach Camber. I stayed for four nights and had a thoroughly enjoyable time. Karen is the perfect host and nothing was too much trouble. The room I stayed in (Garden Room) was on the ground floor and was superbly decorated and furnished. The bed was comfortable and the shower in the en suite bathroom was just perfect. Small private patio just outside the room.

Breakfast was included and the choice was extensive. I settled for the cooked breakfast which was excellent in terms of both quality and quantity, and kept me going throughout the day.

This really is one of the best establishments I have stayed in, and I will not bother looking for anywhere else when I’m next in the area.

We made a last minute booking for half term and it was a lucky choice.  The farm was well-located near the beach and the little town of Rye. The rooms were 5 star quality. On a cold wet day, it was great to have the under floor heating and power showers. Great attention to detail and Karen made us feel very welcome and comfortable. She made sure our daughter had gluten free options at breakfast, she made an apple cake for my partner who had his birthday and our dog was welcome. What not to like?
And everything was done to high COVID standards.

My boyfriend and I had a lovely 3 nights stay at Point Farm B&B. We were the first guests since they reopened due to COVID. Karen was a great host, very friendly and welcoming. She made us feel very relaxed and was there if we needed anything and gave us good advice about where to go. Lots of measures were in place following COVID regulations; sanitising wipes at the door, hand sanitisers in the bedroom and breakfast room. The b&b itself was very clean, both the bedroom and breakfast room and surrounding areas. Karen made sure we felt happy and kept us at safe distance from other guests. 
Great breakfast; range of cereals, pastries, toast, juice. Lovely fresh fruit and yoghurt. Karen also made eggs, bacon, pancakes. Lots of options to suit all!
The room was great, we stayed in the Windmills room. Very comfortable bed and great modern bathroom. The best thing was the large window that overlooked the farm. We enjoyed watching the animals every morning! 
We also enjoyed walking round the lake by the b&b and seeing the horses in the field.
We found the location perfect. Only about a ten min talk to the lovely camber sands beach. Also not too far from Rye. You can get a bus easily which takes 15 mins or drive. We did not have a car so we arrived on foot as we got a train from London to Rye. It’s a lovely 50 min walk from Rye to the b&b, all through the countryside. 
On our last day we hired e-bikes from camber which I would highly recommend. Lots of fun cycling to Rye, Camber castle and to Winchelsea. 
Overall, I would definitely recommend staying at Point Farm!

We stayed for a short break in September, Karen was very helpful and couldnt do enough for us. The rooms were clean, tidy and very well equipped. Breakfast was continental due to circumstances beyond anyone's control but there was enough for even the hungriest holidaymaker. The only downside is that Rye is not very disabled friendly but we managed. All in all a very satisfying few days away. Hope to return at some point.  

We came to stay here for a night, to get a countryside break from London. Everything was great, Karen was incredibly friendly and gave us plenty of tips, the bed was very comfortable and the breakfast was varied. It was only a short walk to the beach, and my only regret is that we hadn’t booked 2 nights. We will be back!

I got one of the last rooms here over the bank holiday weekend and was so thankful. A little way out of town and away from the main road it was so picturesque being by the lake and away from the hustle and bustle of the town. 

I stayed in the Anglers room which has a lovely view out to the lake. The room was clean and spacious with many lovely touches to make it homely. 

The host Karen is so lovely and friendly. The breakfast spread is amazing. It was a good price and overall I really enjoyed my stay. Would use again! 

As soon as we arrived we were made to feel very welcome. Our children loved being around the animals and exploring the farm. 
Our room was so lovely, cosy, huge comfy bed and beautiful views of the lake. 
Breakfast was yummy and fresh, and the breakfast room was really pretty looking out to the animals. 
The owners were so friendly and kind to our children, they’ve done an amazing conversion of the farm, it’s just lovely, and we can’t wait to return! 

A friend and I had a great few day at Point farm enjoying the countryside and being able to walk to the beach. The rooms were clean and comfortable, each one has its own interesting theme. My room looked out over the farm yard and I had fun watching the antics of the various animals. Karen was a great hostess, providing a wonderful and delicious variety of food for out "continental" breakfast and a fridge we could keep our own food in. Will stay at Point Farm any time I am in the area.

We stayed in the garden room 3 nights with our dog. Our room has its own patio area with patio doors opening  from the room. Outside area farm land with animals and owners dogs .and an area at the front just to relax at night or  maybe after dinner or during the day after coming back from the beech or rye or Hastings. Very freindly owners lived there quite a few years lots of local knowledge and advice amazing breakfast and facalitys staff very warm and caring .dog freindly pub near camber sands the owl highly recommended for dinner or lunch and a  drink .if you are celebrating an occasion hotel also dog freindly near .cafe on the beach can park there would recommend walking unless you are going on some where else afterwards. Near rye and Hastings by car or you can walk to camber sands in 10 minutes same to the hotel restraunt and 15 minutes walk to the owl .busy times of the year recommend booking and if you don't want to walk and would like to enjoy a drink  they have a taxi service dog freindly .golf course opposite b+b supermarket and small shops near need to drive unless you are there for exercise bike lane outside b×b water sports near .
There are no negative reviews the stay we had we asked to stay another night but of course they were fully booked we and our dog did not want to leave had a great time they could not have done anything more for us felt like we were treated like part of there family .looking forward to going down again before the end of the year .thank you to karan and her staff for making our stay so enjoyable .
