Good value, clean room just off the high street. Secure coded entry and coded room doors. Room 8 on the top floor. Clean and comfortable bed, usual facilities all in good order. Great breakfast. Very pleasant overnight stay, would recommend.

Not knowing Newmarket we found Ashley House by chance. My wife & I were going to Newmarket evening races & Madness Live concert afterwards & left it quite late to book a hotel, not realising just how popular the event would be. As mentioned we found Ashley House online & when I spoke to Jane the owner she was more than helpfull in arranging a room for the night.

The hotel is just at the bottom of Old Station Road & is ideally placed for all the pubs & restaurants in High Street without having to walk far. Car parking is a bit hit & miss in the road outside but we parked in the short stay car park just round the corned which was ideal. 

There are free coaches that transfer you from outside Hughes electrical on the High Street direct to the race track & a return trip late at night.

The hotel isn't grand, infact it is quite basic in that there is no breakfast at the hotel but there is a cafe oposite. We had room 1 which although it was on the ground floor at the front wasn't very noisy from the road. Infact the only noise we did have was inconsiderate guests coming back late at night talking very loudly at the front door & on the stairs. The room was split into 2 with a seating area with 2 sofas opposite the tv on the wall & the bedroom with a good size bed, fresh clean sheets & dovet cover. The ensuite was quite small but had everything you needed, a toilet, wash hand basin & shower cubicle. A hair drier is wall mounted & easy to use, the towels quite fluffy & spotless.

If we were to visit Newmarket again we would certainly give Jane a call but ask for a room at the rear upstairs as I think it would be quieter.

stayed in room no 1, room was large and well equipped, very clean, the bed was very comfortable also, ashley house is well positioned for Newmarket as its just off the top of the main street so very convenient for all amenities, breakfast was very nice and service was great, would definitely stay again.

Great location for everything about Newmarket.

Comfortable and cheap

There are no staff on-site; entry to the hotel and then the room are via key codes. We had no difficulty getting in It was a fairly hot night and the room was absolutely baking hot despite the window being open when we arrived.  So we had to leave the window open but this let in loud music and noise from the nearby pub and the road.  This carried on till about 11:30 pm and there was some noise from the road all night.  The hotel fronts straight onto the road and our room was at the front, so passing cars, motorbikes etc are only yards away.  The basic facilities were there.  The shower had a fitting for a soap dispenser but the dispenser itself was missing, which made it hard to wash in the shower unless you had bought your own soap.  The wash basin was usable but cracked.  Although booked for "double occupancy", only one cup and only one drinking glass provided.  Would I use it again? No.

Adequte overnight accommodation but wouldn't use again

Its a room in a house with no facilities so hotel is not a true reflection- you have a code to get in no keys - no reception - its very basic not even a hanger for clothes. Soap but nothing else - basin cracked but shower ok. A bit shabby & could do better with few adjustments.
