We stayed at Kham Phai House for 5 nights in Chiang Mai. The new owner who had just taken over the business a few days prior to our arrival, was very communicative, kind, and helpful during our stay. He waited for us to arrive late to check in, at 10 pm, and helped us book a Grab Taxi back to the airport when we left. As this is a very budget friendly hotel, the daily cleaning is minimal and you are not provided with any toiletries. This did not bother us at all, as we felt quite comfortable staying there. We had a balcony to sit out and watch the sunset too. My only complaint is that the walls are quite thin. This was only an issue one night when I woke up at 1:30 am by a group of girls talking and laughing for over half an hour. It seemed that everyone else that stayed there entered the space quietly at night, as we could hear doors open and close but no noise besides that. I urge you if you stay here to please be respectful and not have loud conversations late at night (should be common sense, right?). Overall we had a good stay and we would come back and stay there again. The Cat Cafe next door had delicious food for breakfast and we were in a great location as well.
