We went to stay there a long time ago, but still have a nice memory stay there.  She is a single mother with little girl.  Must be a big girl by now!  Please support her, she is really good at making you feel light at home.

First of my long trip and a very good one. I arrived quite late and the staff was so welcoming and informative. Every day they prepared some delicious veggie soup for breakfast and helped me planning taxis and buses for my trip. A true burmese welcoming. I am sad though to know that they will change location this month.

Set within reach of the city centre with taxis available if you require them. Wai wai's family run guesthouse helped to make our stay in Yangon really pleasurable. There are many tea houses, bars and street food stalls in the immediate area. Breakfast is provided -shan noodles or fresh fruit and toast with eggs, tea, coffee, juice served outside in the courtyard. The rooms are comfortable, clean and have towels provided, there is air con and the bed was good. The staff and family at this guesthouse are really lovely, helpful and extremely welcoming without being too intrusive. Thank you for our stay.

Affordable quality guesthouses are hard to come by in Myanmar, but this is one of the best. An old villa that has been converted into a small guesthouse, the place has oodles of character. What really made the stay though were the staff. Friendly, sweet and willing to go the extra mile to ensure that you enjoy your stay. Location is the only negative, as it's quite a way from the downtown area. Although if you're not looking to go out and party it's absolutely fine.

We arrived late in the evening from the airport so it was really nice to be told that we could just go straight to our room and do all the formalities/paperwork in the morning - very considerate and welcoming.

The room (Number F2) was very spacious, with lamps providing ambient lighting. There are three windows but unfortunately the curtains are hooked closed as the neighbouring buildings are right outside the window, so no actual view from this room.

The bathroom has a shower over bath set-up, good water pressure and nice, hot water. Complimentary soap and shampoo provided.

The WiFi isn't super-strong but it wasn't a major issue.

We appreciated the good quality towels, bed linen and even toilet paper (4-ply!) provided. It would be good if there was somewhere to hang the towels to dry/air though.

Breakfast on the deck was lovely, comprising delicious cut fruit, juice, coffee and a plate of Shan noodles (eggs on toast available as an alternative).

It took us 15 minutes to walk from Wai Wai's to the Hledan Train Station where you can jump on the circular train to get into the city or just ride the loop for a great way to get a sneak peak of local life.

Wai Wai and her family went out of their way to make our stay comfortable, enjoyable, and really feel like home. Nothing was too much trouble and we were made to feel like true guests, not just paying customers.
