The hotel is in a beautiful location; the beach, which is seconds away from the rooms, is perfect and much cleaner than the other local beaches. There are hotel sun loungers right on the sand for no additional charge. The room was comfortable (with a/c and hot water despite it being one of the lower cost options) and very clean and staff were welcoming, patient and accommodating. We were very impressed with the meals here and were served big portions of tasty food. Our stay was wonderful and excellent value for money; we highly recommend this hotel! Wonderful resort- you should stay here!

We stayed at AZ Family for two nights just after domestic flights reopened after the COVID-19 pandemic. They offer simple but adequate bungalows on a nice little beach not far from the Thandwe airport. Breakfast was reasonably good as was the other food on offer at their small restaurant. We had a pleasant stay and it is probably the best option available given the closure of all the fancier resorts during COVID-19.

Simple bungalows on a lovely stretch of beach

I spent almost a week in a bungalow and I had a great time. The staff was very friendly and helpful. The beaches nearby are the most beautiful in Ngapali and there are many great restaurants, especially Seagull where you can eat great fish. Recommended for those who want to spend a few days in peace and quiet in a beautiful place!

I'm pretty sure I didn't find Ngapali irresistible... but if I had to come back I certainly wouldn't choose this hotel. We stayed in family cottages. The rooms were spacious but not neatly cleaned. In the room there is no closet but only a closet with three floors with a key lock. The shower compartment is practically the entire bathroom (the bathroom is in a separate compartment, however). So if you think about washing your hands or teeth after you showered you enter a flooded compartment.

I 'd go somewhere else.

I recommend you book the room and the cabin which is certainly more spacious and comfortable, the nice place and bike and is in my opinion on the most beautiful beach!

Bungalows on a very beautiful beach. The hotel is well located and the service is nickel, the rooms are clean. There are bicycles and kayaks available. In short, very good quality - price!

That's great!

Most of the bungalows have large holes in the walls that allow the numerous mosquitoes to enter and sting easily. The staff is a disaster. The food in their own restaurant is a disaster, in short, not edible. The only thing we could be happy about at first was the quiet beach.

What a disaster!

We stayed in room 201 which was a triple room. 3 double windows, a/c, tv, fridge, white bed sheets, veranda, close to the beach, toilet separated from the bathroom. 
PROS:
- quite a big site reaching from the beach 100 meters inland.
- private sun beds with cushion and parasol.
- coconuts for 1.000 MMK 
- very nice breakfast with non-sweetened bread and fantastic omelette.
- friendly staff and most of them seem to speak enough English.
- well maintained and beautiful garden which is watered every morning.
- pick up service from the airport which is 10-15 mins drive away in a nice van.
- locker bed-side-tables in the rooms.
- ok water pressure.
- located probably on the nicest (as smallest) bay in ngapali.
- new water every day (AVOID PLASTIC AND REFILL!!!).
- fresh towels every day (NOT NECESSARY THOUGH).
- large mirror in the room.
- wooden floor easy to clean.
- tiled bathrooms and toilet.
- room service daily.
- restaurant close to the beach.
- housing for various budgets.
- bucket to wash your stuff in the room.
- water boiler for tea and coffee in the room.
- broom on every veranda.
- mosquito nets in most of the rooms.

CONS:
- the mattresses could be slightly softer.
- missing sign to have people REFILL THEIR WATER BOTTLES instead of handing out new ones every day to avoid plastic rubbish which is generally in myanmar often being burned during morning hours. 
- we missed some hooks in the rooms. 
- wifi is not really working (you should anyway get your own simcard during your stay for reliable service)
- no need to bring new towels every day. guests should be asked if they needed new sheets or towels or should place them on the ground if they want to have them replaced.

in general there is not much negative to say about this place as it is well maintained and clean. very recommended and happy to have stayed here.

TOP LOCATION. QUIET. GREAT BREAKFAST. FAIRLY NEW CONCRETE BUILDINGS.

The guest house consists of several bungalows and is located directly on the beach. The beach section is very quiet and not yet covered by mass tourism. There are 3-4 small restaurants on the beach section. The bungalows are very simple. Nevertheless, the guest house is recommended due to its great location. The only downside is that it was sold at a wrong price , which paid us 16,000, which we noticed on day 2. They take the rate that suits them best, but it is not correct. Even when buying water in the hotel restaurant, depending on the buyers after our observations, the prices for a bottle fluctuated between 500 and 1000. Beware!

Top location

I've only been here for two nights, but I'll be back! Top location right by the beach, super bungalow, everything I need! Very nice staff, beach very clean, electricity and air conditioning all day long, but I hardly ever need the air conditioning, food and service at the restaurant top, right now because of the low season no people there.
