We paid 80'000kip/night for a double-bed room, which is a good deal, considering the location. Yes it's very basic and a bit worn out, but the sheets are clean, water pressure works and the wifi works (outside) ok. Water & Tea/Coffee included. Staff is friendly, if you are :) Regarding the price, nothing to complain about. There is a spacious shared balcony upstairs to hang out. Staff is friendly, fair prices for the day-trips. We stayed there for a week and would stay there again. Location is great, very close to Mekong, everything in walking distance.

For the location, the price of 50k Kip was amazing. However, it was the offseason. Also I had quite some very itchy spots after the second stay (in another room). I am still not sure if it was bed bugs, or if got bitten during the night at utopia. See for yourself, the wifi I a little weak sometimes, the floor is not the strongest anymore, but the rooms are actually reasonably clean. Which makes me so undecided about the bed bugs.

Came here twice in 2 weeks

If you're on a budget, this traditional wooden guesthouse is fine for a couple of nights. The rooms are small and the bathrooms tiny, but the shower had good pressure and the sheets were clean. There's a pleasant outdoor sitting area with complimentary water, tea and coffee. The owners are friendly, and it's just a few steps from the Mekong.

You get what you pay for

Noisy. Grubby. Better value elsewhere! 
Got a little desperate doing a "hostel-hop" during high season but found this place to be a let-down. Perhaps I was spoiled by previous better encounters nearby (looking at you, Souk Lan Xang!) for almost half the price but this really fell short for my friend and I. Gladly moved on after one night's stay! 

You can do better

If your after a bed and shower and on a shoestring budget this will do the job. 

Ideal place for those on a tight budget trying to make their money go the distance in their travels around Asia. 

If you have standards and high expectations spend extra and get something better!!! 

Cheap and bearable for a few nights

Was advertised as room with ac and fan. There was no ac, and instead of a fan, there were some scraggly bare wires hanging from a the ceiling (presumably where a fan once hung in better days). Otherwise, the remainder of the room seemed clean enough at first glance. Over the course of the evening, however, a pungent odor began radiating from the bathroom (sewage, perhaps?). We also found quite an interesting collection of tiny insects and spiders on the sheets. On top of all of this, the wifi didn't work. As budget-restricted backpackers, we normally have reasonably low standards (a clean bed in a room that doesn't smell like sewage is good enough for us), but this one just didn't cut it.
