Beautifully clean and everything you need. Marco is a delightful host, very happy to help with maps and information. Bathrooms are private but next door to the rooms (not en-suite). Breakfast is provided in the morning, books in various languages to borrow and keys so you can come and go as you wish. It's not particularly central but there are buses to town about 20 metres from the door, and a bus to the station on the next street. Highly recommend!
