What a lovely place to stay. We were going to a wedding and stayed for 2 nights we got our lovely breakfast in our room which was a very nice surprise so no need to get dressed and what a lovely couple,  very helpful.. very comfy bed could not fault anything..also very very good value for money we will come back thank you so much for making our stay lovely

Very enjoyable 4 night stop over , room was very nice a good size comfortable bed a very nice ensuite plenty of hot water nothing was to much trouble,  location was spot on a ten minute walk in to town there is a pub a couple of minutes away , free use of the pool and gym at the hotel just down the round and very enjoyable it was too . Breakfast was ordered the night before which was great all well cooked and very tasty nothing not to like got to get a big thumbs up from us ..

We had the absolute pleasure of staying in the self contained apartment. It was extremely comfortable and quiet. It met all of our wants and needs. 

We were blessed with great weather, so the multi fuel burner will be the pleasure for someone else. 

The added bonus was the beautiful outside space, that is shared with a pair of amazing resident duck. You also have the added enefit of the rear parking spot. 

Brian and Mandy are fantastic hosts, and we felt very at home, and nothing was too much trouble. 

Already looking forward to booking again. Would I recommend ABSOLUTELY. 

Had an amazing time here at Balcony House, breakfast was gorgeous and our room was beautiful and very clean, Mandy was very helpful and we couldn't ask for a better place to stay in Kendal and so close to the centre.

Balcony house is a family run Bed & Breakfast, and was one of our most relaxing stays away from home. 

The room was extremely well presented with nice touches like bathrobes. 

Breakfast was exceptional with a substantial list to choose from. The added bonus was having breakfast delivered to our room. 

Nothing was too much trouble and we were made to feel at home. 
 
We would highly recommend this B&B which also has complimentary use of the spa at a local hotel.

Fantastic place, the location, rooms, hosts and breakfast could not be better. The rooms are really good with everything you need. The best place we have stayed in a long while.  Can’t recommend it highly enough.

Excellent would highly recommend this accommodation, very clean ,everything you need in room lots of extra touches even sewing kit polish kit personnel items ..breakfast was excellent..definitely would stay again when in Kendal

Balcony House is a lovely place to stay.  We had a very nice room overlooking the pretty garden.  The Bed linen and towels were spotless and of a very good quality.  Some people suggest the walk into Kendal is about 15 minutes, I would say more like 20 to 25 and we walk fairly briskly.  It is a walk on a very busy road.
We were served a delicious breakfast in our room and Mandy left lots of bottled water out for us which was most appreciated as it was very hot during our stay.  Lovely to find a B&B without noisy children racing all over the place and no pets allowed.  Many thanks Mandy and Brian for everything you did for us and we hope you had a lovely holiday yourselves.

A lovely 6 night stay at The Balcony House. We opted for room only. A warm welcome as usual. A big thankyou to Brian and Mandy for all their help be it local knowledge for where to visit, for off the beaten track spots, or eat, to offering their help after i took a tumble on the hills Sunday afternoon. A fab place to stay and wonderful owners. The Eagle and Child in Staveley was recommended as an option for evening meals, an excellent accommodating welcoming hostelry.

1st Class B&B

A lovely warm welcome from Brian and Mandy on both occasions. Spotless accommodation. A real home from home, a very comfortable room, even with the current restrictions they are always on hand to answer any questions or to offer help if and when needed, be it with the room or with Brian's extensive local knowledge. Looking forward to visiting in 2021

2x 2night stopover heading up to and from Outer Hebrides

We've just come back from a great 4 night stay at Balcony House. Mandy and Brian were so welcoming, friendly and helpful. Our room was spotless, spacious, and with great facilities. Bed was very comfortable (we slept so well!). Covid measures were very good, we felt really safe. This included in-room breakfast which was fantastic - couldn't fault it. Easy parking either in front of the property, or in the car park opposite. Location is great, 15 mins walk to centre of Kendal (and some good places to eat), 20 min drive to Windermere, also close to several large supermarkets, retail park and petrol station which were really handy. Balcony House was a great base to explore the Lakes, and a very comfortable place to stay - would highly recommend and will happily return. Our thanks to Mandy and Brian.

Wonderful cosy, comfortable B&B

Mandy and Brian offered an excellent service for my wedding anniversary surprise  for my husband. The room was spotless and modern style furniture. They put an extra personal touch in our room for our special occasion ,  The breakfast was value for money, tasty and fresh offering a wide variety of choice. Excellent service, highly recommended, would definitely stay again

Fantastic Accommodation

I booked Balcony House, Room 1, between work days, away from home.  My first visit has been so amazing! The hosts Mandy and Brian are very personable and cannot do enough. My room felt luxurious and was so well equipped - even with face wipes! My breakfast arrived on time to my room, and was hot and delicious. The bed and feather pillows were extremely comfortable.I do not usually write reviews but wanted to let everyone else know how great this place is!  It's a gem.
