We spent 2 nights here and enjoyed our stay. The Balearn is only 4/5 minutes from the town centre and even closer to The Birks

The rooms were spacious and comfortable and the shower was excellent

There is plenty of on site parking

Our breakfasts, which need to be ordered the previous evening, were very good and there was a decent choice.

I will definitely come back!

Highly recommend this property. The hosts were kind, the amenities were high quality and the breakfast was one of the best I’ve had at a B & B property.

Lovely house we had a ground floor room really good size with a sitting area tea and coffee and ensuite with a shower over the bath.
There was a garden to sit outside and a sitting room to use as well.
The host was really good.
Breakfast was good and catered for my gluten intolerance.


We loved our stay, everything from the welcome to the goodbye was perfect. A lovely old house full of character with everything modern you need inside. Beautiful bedding and towels, comfy bed and pillows, shower pressure that would scrape your skin off, lovely toiletries, great hospitality tray and a perfect breakfast. A warm welcome and a cheery goodbye sealed the stay. Highly recommend.

Made very welcome especially as we arrived early and were booked in straight away. Very nice house.  Our double en suite room was also lovely.  Breakfast was very nice with good choice

The owners were fabulous and so kind. This was my favorite stop on our trip. The breakfast was so delicious and came out so quickly. The property is beautiful and is so close to the Birks and the center of town you can walk everywhere. I will definitely return on my next trip to Aberfeldy.

An absolutely gorgeous stay! The room was fantastic, great bathroom, and all really clean! The owners are super friendly and helpful, and the breakfast is absolutely gorgeous! If you're in or around Aberfeldy (which you should be because Aberfeldy is such an amazing place!) then highly recommend Balnearn House, it's absolutely ideal!

Lovely stay, excellent location, but just a little disappointed with shower head not being able to be set in fixed position and even having to interrupt shower having to redo the shower unit, but probably offset by lovely breakfast!

Fantastic place.. couldn’t fault.. lovely personal service.

Everything Very Good

A great place to stay.

The place to stay in Aberfeldy!

First-rate, family-run B&B, more like a small hotel with clean, well-appointed rooms and friendly owners and staff. The building has period features including wood panelling and high ceilings as well as an impressive staircase and it is tastefully and comfortably furnished throughout. We had a spotlessly clean and comfortable double room with a firm bed and shower room. There was also a large airy guest lounge bathed in natural light from a large bay window and an original fireplace. I enjoyed reading there and also guests are welcome to bring in their own drinks (glasses provided). There is a pleasant garden with plenty of seating and the protection of a large gazebo. Breakfast was definitely a highlight!

Excellent location, all the restuarants and bars are within five minutes walk. As well the Birks o' Aberfeldy are literally across the road. Lovely room, decent bed and breakfast was quality.

Everything about the area is on tap. We just parked up and adventured; or in my case dissappeared around Loch Tay and up and over Ben Lawers into the glen.

Decent B&B to adverture from

Three night return visit, stayed last September and as per our last visit everything was absolutely spotless. Fantastic spacious room with king size bed.  Breakfast was excellent as usual and perfectly cooked. On our last afternoon we chilled out in the lovely garden. Couldn’t recommend this B&B highly enough!  

BRILLIANT

Having stayed at Balnearn House previously I didn’t look at anywhere else when returning to Aberfeldy. 

As before, Claire and Mark were friendly, welcoming hosts who provided a high standard of accommodation and service. 

The B & B is immaculately clean and has a lovely guest lounge that we enjoyed later in the evening. Breakfast is of a very good quality with a range of options on offer to suit all tastes and appetites. 

Lovely location too, the Birks of Aberfeldy accessible from across the road, alongside lovely gardens at the house. Plenty off street parking too. All round winner!

Return visitors

A beautiful wee B&B in the most beautiful part of the country. Friendly owners, immaculately clean and comfortable rooms, fantastic breakfast. Situated just a few minutes walk from the town centre, but in a quiet part of town, so there's no traffic noise. I've often said Aberfeldy and Kenmore are heaven on earth, and Balnearn House is the perfect base to explore it.

Forget the petty negative reviews! Our three night stay was absolutely wonderful. We had a warm welcome on arrival and our room was spotlessly clean. Breakfast was lovely with a good choices and perfectly cooked. Our hosts could not have been more helpful and accommodating. On one of the afternoons during our stay we sat out on the fantastic garden which has covered seating. 
My wife and myself would thoroughly recommend Balnearn House to stay.

Wonderful

Had a great weekend recently at Aberfeldy. This is a excellent base for getting out and about in the area. Quick check in. Stayed in the Lyon room. Bed comfortable. Excellent shower ! Breakfast was brilliant. Thanks to Mark & Claire especially for going above and beyond for us. Hard working couple and wish you all the success you deserve. Don’t worry about wee Telly. It’s not that important. Would be back again if in the area. Great wee area. Enjoy !
