Why did I give this place 5 stars? Because it's cleaner and nicer than most if not all the other places in Montañita. When we got there we found out that the cheapest room (the one we reserved) they had at the time did not have hot water so they upgraded us for free. We got the room with the oceanfront on the top floor...(There was a huge tree with lots of branches blocking the view out the window) but just exit the room and there is a communal balcony with a perfect view (Good selfie spot).  Keep in mind that at the time of visit (Mid September) they did not have an elevator so if you get one of the good rooms in the top floor prepare those thigh muscles!!! Wifi was occasionally dodgey to watch Netflix on the TV but it was good enough for Youtube on both our phones. Good cold AC. There was a small amount of sand on the sheets (They were clean sheets because I'm anal about that stuff) but thats expected from hotels/hostels near the beach. 
Pros: 1. Close to the parties and restaurants(about a 2 minute walk) but far enough away from all the noise to rest at night. Something other places lack.
2. Nice modern rooms and comfortable beds. Rooms are decently clean.
3. Very nice and accomadating staff. 
4. Breakfast was simple but good.
5. They provided wristbands for the best local clubs to enter for free(Until a certain time).
Cons: Stairs, stairs, and more stairs for top floor rooms.

Excellent Customer Service and Accomadations.

Stayed a few days around New year's Eve with a group of friends. We booked four rooms. Location is great... Right on the beach and short walk to most restaurants and nightlife, but not next to any loud clubs. All the staff were very helpful and accommodating during our stay. 
Rooms were relatively modest, but clean comfortable, and well air conditioned. 

PS Other reviews mention construction. It seems some rooms might not be finished yet, but it had no impact on our stay. 

Great location and friendly staff

This place is still under construction! According to other reviews, this has been going on for quite some time. The fixtures in the bathroom were nice, but improperly installed/half done.  The rooms were DIRTY! I traveled with a group, so we had several rooms, and from what we could tell, the cleanliness was not up to par. The shower stall was not clean, my bed had hairs in the sheets (!!!!!) so I know they weren't changed prior to my arrival. The A/C was difficult to work. They only provided one key per room. There was no safe, no hair dryer, and barely enough toilet paper.

The staff was young, and friendly, but in way over their heads. No one spoke English. I felt sorry for them, as they really didn't know how to run a hotel, and there was no one with experience there to teach them the ropes. It looked like they were sleeping at the hotel - on the couch in the lobby, or in unoccupied rooms.  But they always greeted us with a smile, and tried their best to accommodate us.

This could be a great place, if construction is completed, and properly managed. It is right on the beach, has a large patio that faces the beach.

No Bueno

The hotel is not finished yet. And construction  is still going on. The room is alright. But you can find better places with better prices around Montanita.
Also!! When we checked in they asked us to pay, which is fine. As I entered my pin-code for the credit card she told us that they will charge 24% (!!) more for paying with the credit card? Would be good to know before you enter the pin-code....
So bring cash!
