RENTAL AGREEMENT RULES FOR THEMIS PRIVATE VILLA IN RHODES

Smoking is not allowed inside the house.

No pets are allowed in the property.

No parties or events allowed unless by advance written permission from the Owner.

Occupant must be at least 18 years of age to rent and be present during the entire stay – no third-party rentals allowed.

Minors under 18 can only stay with parent, legal guardian or responsible adult present at the property, and must never be left at the property unsupervised.

No occupancy above stated time-limit at any time. Number of guests in the Rental Agreement must include all adults and all children - no matter how young.

Reservations made under false pretenses will be deemed canceled by Occupant and Occupant and everyone in their party will be denied entry to the property; if Occupant is already checked in, he/she/they will be required to vacate the property immediately. No refund of any kind will be given under such circumstances. 

Address, driving directions and check in instructions will be provided after balance is paid and few days prior to check in. 

Check in is between 4:00PM-11:00 PM and check out is 10:00 AM unless pre-arranged otherwise in advance. No late check outs are allowed unless agreed in written. Occupant shall leave the Property in the same condition as existed upon check-in.

Due to the nature of vacation rentals, Occupant agrees and acknowledges that any unauthorized holding over could cause Owner to breach rental agreements with other guests; cause significant losses of rental income and to Owner’s goodwill and reputation; result in significant relocation costs in securing alternative accommodations for impacted guests; and/or interfere with critical services, improvements, or repairs. Occupant acknowledges that all costs incurred due to a Hold Over will be charged to the Occupant and may constitute intentional/ tortious conduct giving rise to claims for punitive damages.

There are cameras outdoor of the property.

People other than those in the Rental Party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Occupant.

Occupant should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 3:00pm-5:30pm and 12:00pm-8:00am

All of the units are privately owned. The Owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Owner is not responsible for the loss of personal belongings or valuables of the Occupant(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Occupant shall properly use, operate, and maintain the Property and its contents and amenities, including, without limitation, all furnishings, appliances, electronics, furniture, plumbing fixtures, landscaping, fireplaces, and any other amenities. Occupant shall fully secure and lock the Property at all times when Occupant is not present.

The Property will be cleaned prior to Occupant’s arrival and after departure. There is no daily housekeeping service. While linens bath and pool towels are included in the unit, daily maid service is not included in the rental rate. We suggest you to use beach towels. We do not permit towels or linens to be taken from the house.

There shall be no refunds or discounts if any amenities are not available or are inoperable. Occupant will notify Owner immediately if any amenities are not available, inoperable, or become inoperable. 

Any garbage must be stowed in the proper garbage bin, located at the exit of the road of the house. (Ifestou str. And Pyrras) Occupants needs to take their garbage daily to the village municipality garbage bins.

Exterior pool operates between 1st April to 30rd Nov.  Extension of these dates only upon written approval.

Occupant must not flush anything in the toilets, not even toilet paper, waste bins must be used.

Occupant shall no not open locked Owner’s closets/garages/storage shed(s) in the pool area, move or change wiring to any TV, Stereo, PC or AV/Game equipment. Entry forbitten to the terrace.

In winter time there are aiconditions and underheat floor. 

Do not leave children unattended in pool, stairs, balconies. Children must swim in shallow children’s pool.

Notice

Not responsible for any accidents on this property.

All persons using the pool do so at their own risk. Owner & management are not responsible for any accidents or injuries.

No Lifeguard on duty. All kids must be accompanied by an adult.

Violations of rental policies, occupancy, pet and house rules or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of any Damage deposit.
