We ended up staying in Paula and Clark’s condo this past week it was clean and had an amazing view! Cafe Agua azul which is next door is delicious.  The parking is very limited but you can see a wide array of wild life just from the balcony. We had a monkey visit us on the balcony on our final night.

We were in Manuel Antonio for 5 days and had such a great time here. The condo is very well located, so close and convenient to many great spots to eat and have a drink or coffee & dessert.  After a few days we felt like locals going to Emilio’s every day for an after dinner treat of cappuccino and dessert. 

The condo itself is lovely. It has these double sets of Spanish-style doors that separate the bedroom from the main living area, giving it an old world charm.  It was also very comfortable with good air conditioning and strong reliable WiFi. There are also self-serve washers & dryers accessible in a common area during business hours when the cleaning staff have it open. We did a few loads there and it was very helpful. The condo is built on a hillside and reminded us of Italian villas on a cliff or such. The place is well equipped with everything needed in a kitchen and even included pool towels; but you have to bring your own beach towels. And to get to Manuel Antonio Nacional Parque or the main beach, it’s <5 minute drive down hill and there you are. We went nearly every day. 

The host Paula is fantastic. You won’t find better as she goes out of her way to make you feel welcome and informed.  She has a laminated reference book she created that has all sorts of tips and recommendations for the area, places to eat, 2:1 deals on food, best sunset locations for dinner, activities, etc. Every single place or service (eg restaurants, beach rentals, guided tour in the park, etc) was excellent!  And she’s like “on-call” while you are there always ready to help with a question or advice. It’s like hotel/concierge-level service at condo prices. It was so very appreciated and made our stay there so much more enjoyable. 

If you like Manuel Antonio, beaches, good food, a safe comfortable and well located base for exploring, this is it. We hope to be back again!

This Air b&b was nicely decorated with all the things u need just like home. It's very clean and well looked after. Close to shops restaurant and supermarket if needed.
Public transport and taxi's are readily available. 
Manuel Antonio park is just a 5 minute drive. Overall we would definately return.

Excellent base for Manuel Antonio adventures

My husband and I stayed for a week in 11Down in this property.  Francisco the property manager was excellent - very helpful and went out of his way to make sure we were comfortable and had the best options for outings / travel.  The place is older.  Reading the older reviews here, it sounds as though the exterior of this property has had a badly needed facelift.  The pool was small but adequate - smelled of sewer for a couple of days, but all of the other guests were quite nice.  This is not a hotel - it is a property of privately-owned condominiums that are rented out to vacationers.  Note that there is noise from the restaurant onsite from 11:00am to 8:00pm; however, it is ambient and the music good.  Friday and Saturday nights until 10:30pm the bar across the street has live music - loud but very good music.  The unit was older and not fancy, but quite adequate.  The view was excellent.  It was adequate this time around but next time we will definitely find somewhere quieter that has monkeys and wildlife closer.

Very central location, a little noisy

Some units are rwnt di on Airbnb or VRBO others by the management office on site. 
Location was great. However a number of issues. 
1.  Grounds are tired; peeling paint, dead plants etc. etc. 
2.   Units are no where near a “Villa”. Some are better than others but ours was tired and not as clean as it should have been. 
3.  Every weekend people not staying at the property used the pool. That’s 3 weekends in a row. Some were polite and stayed out of the way. Others took over blasting music so you couldn’t hear yourself think and basically took over. These people were rude and confrontational. The last weekend the pool was fouled resulting in my husband getting an ear infection. Days later management had the pool cleaned. 
With temperatures over 30 degrees Celsius should the pool not be checked daily and chlorine, etc topped up?!
With all of the complaints to the office, some by owners, nothing changed. Weekend after weekend non paying people arrived at the pool. I should add that there is a lock. Where did these people get a key?!
4.  I think management is in cahoots with these unauthorized guests using the pool every weekend and gets a kickback of some description. 

It could be a great property and location is very good. Owners and management need to sort things out. Lots of work to do. 

I do t recommend staying here unless a foul pool is fine with you and mediocre grounds are fine.

Villas ElParque, Manuel Antonio

First the good: great view, spacious, fairly well-equipped kitchen. Decent restaurant right next door, which was noisy. Right on the main road to Manuel Antonio and easy walk to supermarket and restaurants. Bus right in front to the park or the town. Nice terrace with table/chairs and hammock. But the place is old, shabby, and poorly maintained. Smelled musty. There was a mini fire in the breaker box when I turned on the hot water - never had hot water after that. A pet-peeve of mine: Very squeaky bathroom door which woke everyone up whenever it was opened. Dangerous propane tank right under sink with out-dated pressure connection. Refrigerator had a couple inches of ice in the freezer, but did work well. Small TV only in the bedroom. No separation between bedroom and living area. Pool was isolated and dirty. There are much better options in Manuel Antonio. No wifi, but the restaurant gave me their password so I could hook up to them. This isn't a hotel, but private units in a condo complex.

OK if you want something basic with a kitchen.

Great view and an unbeatable location, but there are several businesses and a very loud restaurant that take up ALL of the parking and ruin the peace of the place.  Don’t come w a car because there is no parking.  And bring earplugs if you don’t like to stay up until the restaurant closes.

The onsite restaurant is VERY loud And there is not nearly enough parking.

We stayed in 18B. Reception hours vary. Rooms cleaned every other day. Pool was green and smelt like a sewer. Talked with people who stayed for 3 weeks and they said outsiders would comes and trash the pool on the weekend. Also the restaurant/Bar across the street plays loud music. Would not recommend.

Dissappointed

Having spent a wonderfly gorgeous month in Flamingo, at Flamingo Towers, we eagerly anticipated our final 2 weeks in Manuel Antonio. We hoped our apartment here would be of equal quality having been charged an equal amount. Having arrived we were sadly disappointed.  While rustic would have been okay, terribly  RUNDOWN is not. These conditions included:
Drapes that fall down on you when you barely touch them and at best only cover half the window , no cook top, doors locking unexpectedly and door knobs not working, worn out floors, no washer or dryer, no iron, everything looks frayed and worn out. If I had paid half of what I did pay, MAYBE this would have been understandable. 
DO NOT COME HERE!
