Yiya Sunshine Yue Hotel

The price is amazing for the quality of room you get plus the location.  It's right next to Nanping Rd, Kunming's walking street.  I'm not exactly sure what's the deal is with foreigners because they were a bit hesitant to let me stay (my girlfriend, who is Chinese, reserved the place).  Doesn't make sense since the hotel is listed on the english version of Ctrip so maybe I would call ahead to make sure.  

It's your standard apartment hotel.  Pretty big rooms.  Special TV with a big selection of movies.  The mini-bar has decent prices.  Good service, etc etc.  If you are a person coming to China for the first time, this isn't the place for you since you need to know some Chinese.  As for expats or experienced travelers in China, this would be a great fit.

I stayed 3 nights here based on recommendations from Tripadvisor. The rooms were clean and the bathrooms are large. Customer service here is very good. I had requested a change of room after the first night as the bathroom gets flooded after a bath. They happily showed me 2 other rooms for me to choose. I saw 3 rooms in total. Size of the rooms are all about 50m square but furnishing of the rooms varies. For 198 Rmb a night, the price/quality of rooms cannot be matched. But locating the place may be a challenge and if you can't speak Chinese, it may be a problem too.

Directions -  Head for Renmin Lu and look for the signs that say AC Enjoy. This huge circular complex has a number of entrances and you should look for door B. In the same building, if the Yi-Ya is full, try the I-Like Hotel (Ai Lai Ke Jiu Dian [tel] 0871/808-0126)

Fully serviced apartments available on a nightly basis right in the centre of downtown.  Huge rooms, super clean and lovely soft beds.  After managing just one night each in three other hotels, I am going to stay here for the rest of my trip.

Top Choice for Kunming

Yiya Sunny Hotel is not for everyone and probably not for families. We stayed there as a mature couple and it was an interesting experience. Not really a hotel so much as a set of apartments in a circular apartment block with a large internal courtyard. The apartment we stayed in was obviously a rendezvous room for lovers as it was plush and had lots of "accoutrements d'amour" around the room that were kind of a giveaway, especially the complimentary condoms in the bathroom.

That said, we enjoyed our stay here much more than our previous hotel in Kunming (King World Hotel). By comparison, Yiya Sunny Hotel was bright, spacious, extremely comfortable and cheap. 

We arrived in the middle of the night, literally, about 1AM. Our taxi driver could not find the hotel (as there was really no hotel to find) and would not leave us alone in the street so he stayed for over 30 minutes, persistently making calls to the hotel phone number until someone finally answered and came down to meet us in the street.

The night manager spoke no English and there was some confusion about a 400 RMB key deposit which we weren't expecting to pay and could not understand, but we were tired and decided to work it out in the morning. Our room was one floor up and a long corridor away, but was a really pleasant surprise once we found it.

The room was quiet except that we could hear anyone towing a suitcase up the hallway, which happened a couple of times around dawn. There's pretty much no room service as this hotel is really just apartments. But we had little to complain about. Huge room, soft king bed, tv, aircon, big bathroom, massage chair, balcony, all for just over $30 a night.

One note. It is hard to book as they don't speak much (if any) English. This place has two names - Yi Ya Sunny Hotel and Royale Hotel Kunming (怡雅阳光酒店昆明人民中路店) and can be contacted on 871 5029099 but get someone who speaks Chinese to do it for you.

An interesting place to stay in Kunming

Yiya appears to be more  a service apartment in a run down complex and not a hotel .Only reason,I stayed there was that it was rated highly by Trip advisor.
The check-in area was a small office manned by a lady,who could not speak English at all.There is no lobby 
The corridor was dark and dingy The building was a mixture of small offices and rooms.

The toilet was small and in bad condition. The curtains in the room was shabby.
Check out early the next morning to the nearby  Golden Eagle summit hotel 

Will most definitely NOT  stay here again
