Clean rooms, good shower and a great spot for an overnight stopover. Royal was a very friendly host. Can book ferry tickets and hire motorbike from the front desk. Good value for money, aircon and wifi work well.

Just stayed at this guesthouse in Sihanoukville for full four months. Am already missing it! 

I got room 19. Without exaggeration, this would be a four-star room, if it were in the Mediterranean -- except here, this was for a much more affordable price! (Ask for the monthly rate!) 

Nicely furnished with a huge bed, everything clean&tidy, nice curtains, big Sony TV, free WiFi, and even a generous, separate kitchen area. 

The location is central but not touristy, which is pretty ideal in my book. No city traffic. Made me feel very safe and secure. Went to the beach every other day -- 1 or 2 minutes with the motorbike, awesome. 

The manager is a chill dude, very polite and helpful, always fair. 

Have I mentioned there was a stray calico cat who had picked her sleeping place in a roof recess right in front of my room window? I'm a 'cat guy', so that was another little daily highlight for me. She did not seem to mind my presence at all! Maybe you will meet her, too? Say hi from Rob! XD

Long-term stay -- felt right at home! (cat included)

This place would be awesome, except the entire town has been overtaken by a hostile Chinese takeover. 
Sinan Guesthouse is operated, owned & filled with basically all Chinese. 
I stayed a month - Very Loud!
The cleaning staff hanged outside my door in the daytime having loud screaming conversations with each other all day. 
Then in the evening you have all the Chinese guests (who are buddies/family with the owners) hangong out in the commons area, directly outside my door - having extremely loud, Shouting conversations with each other. 
Directly outside my door as I am trying to work on my online business. 
Loud all day long, as well as all night long. 
But from 5pm to 1am/3am is the worst time - when the Chinese guests get done with work or whatever and just hang out in the common area right outside your door, treating it like it is their living room, acting like they don't have any neighbors there.

Was ok until the Chinese invasion of SHV

The rooms of this hotel are nice for the price you pay but really think about the location before you stay here. I arrived at night and there wasn’t anything around me to go and eat at. Also, it just felt unsafe. I only booked one night and then switched to another hotel for the next two nights of my stay.

Not impressed

We arrived past midnight as our bus from Siem reap was late. The man at the front desk told me I had no reservation and that the hotel sold a month ago and that I needed to pay again. I showed him my Agoda reservation along with my credit card bill showing the same amount on my Agoda reservation. He started laughing saying I need to pay double. We ended up leaving and walking around an hour looking for a new hotel. This hotel is down an alley full of garbage and rats. I would never ever ever recommend this to anyone. I was so appalled that he would allow a women at midnight to just leave into the dark alley laughing. I ended up leaving crying. Iam now dealing with a fraud claim with MasterCard and Agoda to cover costs of my a new hotel and taxis. Only stay here if you want to stay with drug addicts crawling around the neighborhood and down a gross garbage filled alley. I have never experienced such scam artists in my life. So sad since Cambodia is such a wonderful place. I will never return to Sihanoukville.
