This property is listed as the Boutique Hotel Riverview, it is definitely not a hotel and certainly not boutique but it does have a river view.
Be very weary if you use the mobile app on Booking.com as it shows all the rooms have the same facilities except for the view and the position of the room, only use the web page as this gives you the true information of the rooms. 
This is what I expect from Airbnb no reception at all, to gain entrance to the property you first have to pay for your room and then you are sent a message stating that the city tax has to be paid through a bank transfer, this is ideal for one or two nights, because if you want anything done in your room like change the towels and sheets and more soap and shampoo, there is no one to contact, except for the first morning we did not see anyone for the remaining period of our stay and don't look for the gym or the sauna because they are not in this property, the room was reasonably clean but the sheets were creased and the towels were old and not of good quality for the price of this room, one would expect more. 
The main train station is 2.5 km away but it is a 1 km walk to the old town, the only good thing was the view from our small room was the view over the river.
On the Booking.com reviews it states good commutation with the owner went very smooth.
The meaning of commutation is the act of substituting one thing for another, I find this very apt because what is on the mobile app and what is on the web site are very different indeed.

Never again

Great place to stay, also suited for longer stays. Close to old town and shopping, close for sightseeing and there is plenty of parking on the street. Great place is you value a larger space. Our room was good and we are happy with the stay. Only pit was hard pillows.

The evening we arrived to book into the hotel - we had not received the key codes (as there is no staff on site) so my husband phoned and requested them. Finally entering our room, we were absolutely shocked at the state of the room. Plates, coffee cups and glasses everywhere. we walked into the bedroom and the bed had not even been made. towls were laying on the bathroom floor - nothing had been cleaned. We phoned the "so-called" manager and her said that he would send someone over to come and clean. no apology nothing. as he and the cleaner arrived i mentioned to him that the tv doesnt work either - he said that it doesnt and that we needed to use our own netflix. he then went on to say that he was doing us a favour by coming out and cleaning our room. i was soooo angry. he was so rude to us. my husband then decided it best we leave. i wouldnt recommend this to my worst enemy. absolutely disgusting!!!!!!!!!!

WORST EVER!!!!!!!!

2nd time staying here.  Both times were in their premium "panoramic suite" - We will not be back.  This not even CLOSE to a "4-star" hotel. The first time we stayed was May 2022 - It was "okay".  The reception was helpful.  There was an issue with the front door to the building, and some of the cabinet doors were hanging off in the kitchen.  Otherwise, ok.  A bit overpriced, but ok.This time (September 2022), we arrived, no reception on site whatsoever.  The front security door to the hotel is STILL broken, and covered in TAPE (building has ZERO security whatsover).  We did not receive the ironing board we requested.  There was no availability for any additional towels.  The floors are dirty.  the cabinet doors are STILL hanging off the cabinets.  the fridge/minibar was EMPTY with absolutely nothing.  There wasn't even any coffee available.  The hotel DIDN'T EVEN LEAVE COFFEE!  You're not allowed to smoke on the balcony, yet the balcony was littered a previous tenant's cigarette butts.  Unacceptable.The entire front of the hotel is a huge, mud-covered construction zone. (No parking whatsoever)  To make matters worse, the path in front of the building is tattered together with boards, makeshift walkways, unkept, and several piles of dog poop had to be "dodged" while carefully navigating the tiny, rickety walkway to the front door of the hotel.... which is taped up, and the door knob falls out of the door onto the ground (literally).

2-star hotel, 3-star view, 5-star price

Antwerp- Apartment more than comfortable. I was in the 4th for 2 people. Furnished with design and comfort. Marble and stone. Excellent bleach, topper and sheets of excellent quality, soft sponge towels. This makes the real difference in a living room. As an architect I appreciated the bathroom solution with a glass shower on the bedroom. From light to the blind bathroom and it's elegant. Rubies and stoves, plates and cups with artistic ceramics coordinated. The top is the panoramic glass on the river. A small balcony with seating to look at the sunset. At the moment there is a balcony.

That's perfect.

We booked the accommodation at the end of May 2022 at Hote**.com via Ch**24. Unfortunately, we can only confirm the descriptions of other guests. The furniture is heavily damaged, the walls are dirty, the dishes are dirty on arrival, daily cleaning we described does not take place. The cleaning force did not show up until the third day to empty the tiny trash can upon request. A free parking facility as described is not available in the immediate and further surroundings, as these parking lots have been dismantled years ago within the framework of a tightened city parking regulation. You can park on this side of the city (you can only pay a maximum of three hours in the public space.

Unfortunately, the accommodation is no longer as advertised.

I specifically chose this hotel for free parking, but when we arrived we were told there was no free parking due to construction. We were directed to a parking lot that was 3 hours max, so we then had to find another parking lot 1KM away that was 20 euro. The hotel should not list free parking on Hotels.com if there is none.Additionally, the wifi didn't work, and we were unable to leave our suitcases at the reception during the day as they only staff the reception a few hours per day.This should not be a four star hotel.

Disappointing stay

After the first night we woke up with BEDBUGS in bed, we are moved to another room and heard nothing more. I tried calling, sent multiple messages, no response. the whole stay nobody at the reception. Compensation not more than appropriate but these people, even though they read your messages, don't respond to anything anymore. It has caused us so much stress and misery. Already had to buy new pyjamas and such in Antwerp and had to take a lot of measures when we got home to make sure we don't take the bed bugs home with us. Hoping that we succeeded.

You can walk right in. The front door is broken so anyone can walk in at night. You open the room with a code, who knows how many people know this code, so you are not comfortable at night

BEDBUGS

There was so much wrong with this stay. Including broken lock meaning we were locked out for some time. Poor communication. Items left in the room from previous guests. Stained surfaces. Ripped sheets. Broken furniture. Flickering lamps. Bulbs missing. Blocked drain in the shower. The view is now  just a building site in front of the river. Bizarrely a dead plant. Splashes and stains on the walls. Clock with no batteries. I paid £190 for the night, totally feel cheated. I mean it was terrible. Don’t waste your money.

Fell well below expectations

A week before the date of stay, we must cancel in case of force majeure. The hotel did not try to understand and cancel the booking by asking us for cancellation fees equivalent to the price of stay. After reflection, and not to lose that money, we contact them again in time to finally come what they refuse. They refuse to refund, to change dates and even if we come as planned! So we couldn't even stay at the hotel and we had to pay the cancellation fee when we agreed to come as planned. We paid the cancellation fee. It is refused, so we have to choose by being able to choose whether the person comes after the fee. In most cases, a major force majeure is the will or the will of the people.
